as has already been said, decorate each room and clear as much as you can. I wouldn't take any offers at that price either. stick to your guns or a developer will come in spend 25k on it and make 100 more in fact a developer will probably do that anyway even at your full price.

This isn't really relevant for you but I'll mention it in case any other sellers are following this thread.
When I was selling the last house I had a particularly shitty 3 piece suite. It was old and had been left uncovered when I had some plastering done, which had made it look filthy (even though it had been thoroughly cleaned). So rather than buy a new set which may not have been appropriate for the next place, I bought some (3) Photographers 'backdrop' material in sizes big enough to cover the 3 pieces of furniture. They were carefully folded and locked away until shortly before a viewing when they'd come out for the cover-up as part of the 'dressing'.

the work is ongoing.
Picked up a load of box's from storage place on Saturday and heading back today to take hire a unit.

will go through the rooms with a lick of paint..

we cleaned up the front of the house.
removed all the moss from small roof and gave it a lick on paint.
used up some gloss on the front door and its very tatty.
you cant see until you get close up but i'm not happy with it.

when the EA comes to take pics we will move the bins/bikes.

at the bottom left you can see where a bit of the garden wall fell down. i cut it away to make it square. not totaly sure what to do there.

Get some ready mix cement form B+Q and fill it. I'd jetwash the wall which should bring it up nicely and paint the front the same colour you did the house and spray weed killer on erm, the weeds.

It looks way better!

Personally when looking at property I look at price, location then layout/floorplan and then get onto the photos. So many properties are shitly decorated/untidy etc and that does not worry me personally as decorating/refurb can be done easily enough providing the price is right.

Not everybody is quite so pragmatic though.

You're right, but the question is what's the right price. If you can see it needs £2k spent decorating then how much would you expect the place to be under-priced. 5k, 10k or more ?

the only factors we have to go on are.
the prices of other houses and if people are making offer or not.

as to what difference a lick of paint makes.

this one is up for 600k

I've a mate not far from you (Knights Hill) who regularly puts his house on the market well above the local market price (despite the agents telling him it'll never sell at that price).
It's a very tidy place that he's extended and is in very good repair/decoration.

He's sold 3 houses (within roughly a 3 mile radius) in the last 15-20 years, all at a good profit above what his neighbours would get.
His view is that if he can get 30k-50k more than he should do then he'll move and do the same again.

Yes, I would pay an appropriate price for a well presented place. But more often than not 'refurbished' properties are done up badly by amateurs who give a shit finish and bodge stuff when you look closely. If the walls have lining paper and fresh paint I would also not go for it as no doubt they want top money but their finish will fall apart again in a year or so - in this instance I would rather buy a 70s special decorated place and have it done myself properly.

Could you not cut down a 3x2 council flag/paving stone/whatever you southerners call them, and cap the wall? Put a plant trough on top of it with some nice flowers, make a feature of it Laughing

its all 70s in our house, even the classy avocado bathroom set.
I will do you a special at £475k.

you can spend £50k and you might even turn yourself a tidy profit in the long run.

got a unit at the local Shurgard place and we have about 12 boxes in there so far.

everyone is correct in that rooms just look a lot nicer when they are not full of stuffs.

Paint the wall same colour as the house, cap the broken bit and install flower pot.

Chuck a ton bag of pea gravel in the front garden to cover the slabs. A bulk bag of 10mm gravel is only £40. . Apart from the path. Jetwash that. Before you repaint the door.
