Got a corrugated asbestos roof on my new garage, it leaks a little but not too bad, insurance company were like Shocked Evil or Very Mad at first then they were like Thumbs Up Cool just paint it lol

I either need to repair, replace or clad over it, what would you do and why?

mastic type paint does work ,but is hard apply on a roof surface because really you have to be above the roof, so access issues . Over cladding will significantly improve the insulation, as for removal, if your local authority has got an easily and cheap disposal scheme , but most do not and will try to get you to use a licenced asbestos contractor, shed loads of money.

Sure, paint it..it'll last a year or 2. I'd prefer to remove it and replace.
Asbestos is heavy so unless the roof is strong I wouldn't be covering.

All in 1 paper suits..goggles..thick rubber gloves and face mask.
Cut the bolts on the inside and lift each panel off.

Search for telephone numbers of local tips.

Here's what my local council said.

We provide special skips for small quantities of bonded asbestos waste .
You should telephone the site (see numbers above) before you visit to check that they have capacity, and should speak to an attendant when you get there.

You must double bag or double wrap and seal in heavy duty polythene all bonded asbestos. The waste management licence requires this.

When handling, transporting and disposing of bonded asbestos waste, we advise you to:

keep the material damp
avoid breaking up large pieces
ideally transport in an enclosed vehicle or covered trailer
wear a face mask and gloves
No more than 6 sheets of asbestos can be accepted per property. We recommended that you hire a specialist skip and consult asbestos removal contractors for larger scale work.

I'd probably leave it personally, it isn't harmful if it isn't disturbed, and its a pretty cool material other than the whole death thing.

Swale at do not like the material ,last time I went there ( Sittingbourne )
You had to pay a charge , and as stated only small amounts.

cheers guys, outer walls are block built on 3 sides front is currently timber but will be replacing with steel, by worried about someone climbing over do you mean someone I care about or thieving shits?

It's nice that I can walk on my new garage roof but so can others. I don't imagine thieves would have attempted it when it was asbestos sheeting they would likely go through.

My single garage is concrete block, corrugated cement board roof with steel angle beams to support.
When I got it the roof had already been repaired with some flashband in a couple of places. I redid these with fibreglass from the underneath and fresh flashband on top. The whole roof then got a coat of roof paint with fibres in it. The paint was also solar reflective and it is notably less like a hot box in the summer.
The underside got some white emulsion.

One thing I do remember is that removing all the moss and cleaning down the roof before painting was being a real pain. I then sprayed the roof with moss killer and left it a few weeks - much easier.


If the roof is still serviceable this may be the most cost effective route. If the roof is beyond repair over-cladding with metal sheet roofing is possibly the next best choice.
Roof removal and replacement will be a significant time and money investment, and I'm not sure what you gain vs over-cladding.
