Yes you can connect directly to the DVR (at least you can with their budget version - Hi-Look), providing you have a static IP (or can keep a track of your dynamic IP).
The email alerts should work as they are generated by the DVR.
No, the app won't work as that does go through their systems.
You would probably need to stop the DVR from being able to 'call home' though.

A cheap Synology NAS system

Comes with surveillance station software and 2 camera licences (more licences are about £40 each for a lifetime one)
Plus a cheap POE switch.

You can then use any ONVIF compliant camera or natively supported cam.

I use mainly Hikvision but also use a TP-Link wireless one.
The Hikvisions have some AI built in so people/vehicle recognition which reduces false triggers.
We use this setup in the factory at work with d-Link cams to monitor the production line.

It records, emails alerts, has all the usual motion detections built in

And you have a NAS to store your files on.
