Negative equity is invariably only ever short term.

The odds of you coming out of your deal and finding that you are in negtaive equity because house prices have dropped are mostly negligable and the tests on your income the lenders have to make before they would give you a mortgage are designed to ensure that if you end up witha much higher interest rate you can still afford it.

So, you come out of yoiur deal, end up in negative equity, and end up not getting a new deal and stay on standard rate, which is invariably only a % higher than the deal you were on.

FFS, when my deal ended in 2010 I didn't even look for a new deal because Standard rate was so there was no point and I had the freedom to sell my house whenever I wanted without having to worry about bridging loans etc. I didn't get a new deal intil 2013 when I bought the current one.

The moral of the story is to not to overstretch yourself in the first place.

Wife has the coil in.
Always told her, if she thinks it is the right time. Then get it taken out and be a suprise.

Made it to 33 with no kids. So either way doesn't phase me. I've already got 2 step kids (11 and 13), who I treat as my own, since their father fecked off once the word covid came about.
