Been looking around at the possibility of a new house.
This would be shared, so a bit bigger budget. Wasn't initially looking that expensive at all, but reckon we could possibly just about really push the limits to something like this:

Which would be damn-cool (well, the blood big barn, and enough space to make a trials course, anyway), if it wasn't sold.

The same company has another auction coming up, but any other suggestions of where to find house 'in need of refurbishment', or other general good-deals.
Have only found two auction-houses that deal with this area and the one linked to above is the only one with anything of real interest.

Any general tips in relation to auctions would be interesting.
All seems a bit scary, but does seem to be some very good deals available if you're savvy.

Think the problem with auctions is obviously you have no idea what something is actually going to sell for yet you'll want to have done a survey on something you plan to buy. It's a big outlay only to end up not winning the auction, especially if it happens several times.

Also tends to be houses that are in really poor state of repair that go to auction, not always, sometimes just desperate people or houses that are left after a death.

Been looking at houses myself, actually found one in my area being sold by an estate agent about 50k less than equivalent.

Looking at pics and reading between the lines it looks like a repo, so worth keeping an eye on the likes of rightmove as well.

4 bedroom detached with garage £140k Shocked

If you find out anything about them, post it on here because I want to know. I'm currently waiting for the results of a valuation to see if I can get a mortgage on a flat I like.
One observation on the process that I feel I must share, is that anyone vaguely connected to the property game is shite. Estate agents, surveyors, mortgage brokers, underwriters, lawyers. If she only sold one property a year, they'd still forget to do things, lose paperwork, dither for no reason. Buying a house isn't stressful, being forced to deal with morons every step of the way is.
If you're an estate agent reading this, I'm not sorry if I offended you. Get back in your audi and fuck off.

Now, back on the OP a bit more - I understand that it can be quite difficult to secure a mortgage on houses that need to be stripped down and rebuilt (or whatever the non-engine term is).

lol i paid £30k for my 4 bed detatched with garage big garden and £20 for my 2 bed flat i rent out but this was in the last recetion early nintys some times good to be old...lol

I've already been done-over by an estate agent's dodgyness, missing out on a place which has a quad-garage with a pit! Crying or Very sad
If you're getting a mortgage for an auction place, you have to have the mortgage company's valuation done before the auction and have a 10% deposit ready to hand over on auction day.

But auctions are legally binding aren't they?

What happens if you put down your 10% (and the auction houses normally insist in really short completion times) and the mortgage company refuse the loan? Your then stuck trying to find the cash?

I thought it was only wise to buy from auction if you could pay outright?!

Well, hopefully there will be some spare sleeping space in the garage too now, where ever we get Razz.

Rob; that's why you have to have the mortgage valuation etc done first, basically so the mortgage is already approved. Which does mean that you may waste the money if you get outbid, or if they just won't give you a mortgage.

lol my first 2bed house was 10k, my shock was the low price of a 4 bed detached with a garage ONLY being 140 Wink

Have considered the auction path, however severly limited in the area practible to buy in Sad
