Afternoon all. To cut a long story short, on top of the recent shitstorm of bad luck I've been informed my last regular part time "from home" income is terminated. At other points in life not a problem, I've done NFA before and don't mind getting my hands dirty. Problem is these days I have a fairly bad spinal condition (suffice to say the improvements took a turn for the worse around 6 months back) and "normal" work is not really possible. Some days I'll be relatively normal (ie can walk with crutch/es) and others I'll be immobile and in so much pain even breathing hurts.
Anyway, enough whining.
I have a spare double room in the house, and possibly a single as well which I'm serious about letting. What if any certification or paperwork is needed with a live in landlord? Cheers for any pointers ____________________ I'm immortal. Well, so far. |

This should get you started :-

I had a lodger some years back, but he was a friend I had previously worked with, so there wasn't any contract. Fine for cash in hand, if it's someone you trust. ____________________ Chances are quite high you are not in my Monkeysphere, and I don't care about you. Don't take it personally.

Cheers folks.
That sounds far too simple for life in the modern UK there Clanger, are you sure there are no government guidelines as approved by Herr Brown?
Having done some more research it looks like things are well in hand. So, off to advertise and spread the word ____________________ I'm immortal. Well, so far. |

there are quite a few guidelines in the link from shaggy
this bit caught my eye
"If you own the property outright, you do not need
permission from anyone to let.
If you have a mortgage on the property, it is in
practice essential to get the mortgage lender’s
agreement to let part of the property first:
otherwise, you are likely to be in breach of the
mortgage terms. If you are a long leaseholder, you
should check the terms of the lease to ensure that
you can let part of the property and, if necessary,
get the freeholder’s agreement first. In either of
these situations, if your rights in the property end
(eg because the mortgage lender forecloses due to
mortgage arrears, or the freeholder terminates the
lease because of a breach by the leaseholder), so
will the sub-tenant’s."
i would have thought landlord safety certificate for gas appliances would apply ____________________ colin1 is officially faster than god |
