The moving house saga continues, deposits.

The inventory when we moved in was completed by an Independent inventory company. Unfortunately they were not the greatest. They managed to miss an entire bathroom! Not too much in the way of detail, I took pictures and added a fair bit to the original and the letting agents have a copy.

Hallway : White painted walls(scuff marks)

Lounge: White painted walls (scuff marks)
Beige fitted carpets (dark patches, debris) **Lounge/kitchen = open plan**

Kitchen: Beige fitted carpet with linoleum to kitchen **its wood floor**

Bedroom: White painted walls

We moved out on the 7th January 09 with a different Independent inventory company, doing the checkout inspection. What are the implications of this? They were a lot more thorough down to each individual wall and so on. Seems a bit unfair to me?

I have just this morning received a letter containing, Checkout report, and a quotation from a Maintenance company.
This states that they have quoted £367.38 broken down as follows

Cleaning to property £75
Carpet clean to kitchen £75
Decorating required 2 walls to Hall £65
1 wall to Lounge £32.50
2 walls to bedroom £65

They have also scribbled in pen 2 keys missing at £4 each. One that was never there, and you`ll love this, one for a mailbox that was removed 3 months into the tenancy and never replaced.

The flat was left very clean and tidy, I have again taken pictures. Nothing more than the odd scuff to paint, no big holes anywhere, looked after and lived in, wear and tear!
I don`t really agree with much of this. I thought wear and tear was the landlords responsibility, the fact that the second inventory highlighted stuff that was there when we moved in, but wasn’t on the first incompetant inventory really boils my piss.
With the checkout report there the info sheet highlighting faults noted with "landlords information" stating "now heavier scuffs" etc. AFAIK the landlord is in Ireland!! I`m trying to find his address at the moment going to try the land registry.

Where do I stand, the letter says “we propose to make this deduction, if you disagree….” Basically write to them and they will forward to the landlord.

I`ve read some sample letters but nothing that really covers this situation.

Advice on my next course of action please?
