Big shed legalities?

Trying to work out what the current legislation does and does not allow.
One of the houses on the list of possibilities only has a single garage, but has a decent size garden.

It got me to thinking I could have a /properly/ big 'shed' - looking at some 8m x 12m metal buildings, etc.
If I kept this lower than 2.5m at the eves etc, would it need planning permission, does anyone know? It seems it would need building regulations, but different sites say different things for the planning permission.
The rear garden is listed as 100ft x 50ft.

All idle speculation at the moment.

Personally i would pop into your local council and ask them what you could get away with.

Agreed, its all political, get the councillers concerned on your side from the off and you'll get more out of them.

It depends on your area. Think most places have rules about Planning permission if it's nearer than 5m to any existing buildings from the date it was built, and if it exceeds 50% of remaining land from the original building (again, at the time of it being built).
The former might not apply, due to it being under 2.5m as you said, but I am not your local council Embarassed

Both those things do apply muzza, however, much as I'd like to have a 'shed' bigger than 50ft x 50ft (actually, more than that as that doesn't factor in the front garden!) I think that'd be pushing the realms of reasonableness... especially as then it would have a massively bigger floor-area than the house. Even with that, could do it easily without being within 50 of the house.

The website doesn't specify any extra rules over the standard government stuff, will give them a quick call to clarify.
Hopefully, presuming it doesn't need planning permission, it wouldn't matter who was on our side or not, as they'd have no grounds to make trouble against.

As I say, all speculation so far.

Out of interest, what can they do if planning permission isn't requried?

Luckily, the house we're considering would be backing onto a block of garages for some other houses with a church carpark behind a big fence on one side.
The house on the other side is also for sale at the moment.

From what I remember when looking into this the shed has to be a minimum distance from the house.
I can't recall what my figure was but I got the impression it was a standard (national) setting, not one chosen by your council. It's more of a fire regulation.

The other thing is that a wood structure is classed as temporary and therefore does (should!) not require planning permission.
The base can be concrete.
Metal sheds may come under different regulations.

The only issue I had to consider was if it may block light from a neighboring property.

However, rules for adding electricity (wiring, lights etc.) are governed by code (armoured cable, breaker boxes, etc.). I understand you can fit yourself but work must be checked/verified by qualified/accredited person (but the goalposts keep moving on this one).

Embarassed Didn't read that part in your first post. Though for all I know you have already got 10 smaller structures totalling 45 square metres.

Hasn't got any 'official' sheds at the moment Muzza. A couple of trees including a large willow, but that's it.

I have seen within 5m of the house being mentioned, but even if that is a rule, it's not an issue. Definitely could easily avoid blocking light to other people's land, so that's not an issue either.

I thought the electric rules were a bit harsher now, but still that's a relatively low concern. Eventually would also like to get water / sewer plumbed in, but that's a bit of a longer term thing.
