Anyone had one done on a car they have been selling or buying??

I have my car up for sale which is 10yrs old and the guy interested wanted to arrange an aa inspection which I agreed to.

Now I used to work in the trade and I know any 'inspection' will have a large dose of 'cover my arse' attached to it.
I used to do them on customers cars and sales cars and even the slightest issue I would raise when if it was something on my own car I knew it wasnt an actual issue but something that may need seeing to 5-10000 miles down the road.

So I have a feeling this aa dude will turn up and rip the car a new arsehole which you could do with any 10yr old car - actually just passed mot and in very good condition but I can see whats coming, an advisory list as long as my arm which will scare off said potential customer.

So anyone dealt with these and what were your results??

Pretty much as you'd expect, from reading your post. Nearly new brake pads noted for being 'part-worn', for example. Of course they're part-worn, they were part-worn the first time I applied the brakes. Everything is done in an arse-covering way and I'm genuinely surprised if anyone ever buys a car after one of these inspections.

If the bloke is paying out for the inspection at least you know he's serious about buying it.
