If I've missed the part where you said you're getting cable or fibre installed for broadband ...
You can ignore all of this below Laughing


Sounds like you'll have a decent internal network setup with all the CAT6 etc.
But the broadband speed will only be as good as in the external network that provides it, so where does the BT network cable enter the house, Overhead or underground?

Ideally you want the external line to be terminated in the same location as your router, then fitted with a ADSL/VDSL faceplate (isolator) before the rest of the house telephony wiring is connected.
If that's not possible, you can use capacity in the existing cables to feed direct to the location of the router, isolate the broadband signal, then back feed to the rest of the telephony sockets.
If you only do one thing, ensure that each telephone socket is connected in parallel to one another, don't wire them all to a central point where the incoming line terminates.

Update - May 6th

Since the last update I've ploughed on with the house. I think I'd gotten to the point where most of the AV cabling had been put in. Since then I've got all the plumbing in for 1st fix and electrician has sorted out the 1st fix electrics with back boxes installed for the sockets/switches etc.

The Project got very stressful at one point. We ran out of money and had to go to the bank to ask for more. I actually started a thread on here asking if anyone wanted to lend me some but thankfully Natwest sorted us out with a £15k loan. This set back has forced us into making some tough decisions, one of which is having to sack off the Ground Source Heat Pump for a cheaper alternative. We haven't decided 100% yet but it is likely to be an Oil boiler.

Our budget also pushed me to get some cheap deals on ebay/gumtree/ibidder. I managed to pick up 110m2 of engineered oak boards for £1000.00. Only need around 40m2 so will sell the rest for muchos profit. Hoping to get all my money back.

Picked up a kitchen for £950.00 which was a £10k custom built one when new. This is solid wood (heavy)

The only other major purchases were bathroom stock. Managed to buy brand new overstock products from ibidder. Spend £900.00 and picked up 2 full bathrooms. Accidentally purchased a few extra items which we can hopefully sell on to drop costs. If anyone is after a bath, we picked up a double ender tulip shaped bathtub (pictured below) RRP £700.00 - Make me an offer if you're interested.

On to the progress.

Ordered all the insulation that I needed for floors, ceilings, walls. The 40 odd rolls of loft insulation isn't in the photo but there was a lot of the stuff. No fucker would help me unload them so I was doing it on my tod!!! You'd have though these would be really light but they were surprisingly heavy - especially as the wind was blowing.

So got cracking. Needed to get the roof spaces done first

Had music blaring - cutting boards and slotting them inbetween trusses. This would have been a nice job had the trusses been parallel. Took all bastard day!

Didn't take many pics because boring! This is quite a fun job until you start getting insulation dust in your eyes. That stuff burns like a mother fucker.

But done all the cavities and had the building inspector turn up to tell me:

"you've done that wrong, there should be a 50mm air gap behind the boards"

Genius over here (me) decided to go ahead and expansion foam the boards in so that they need to be cut out of the cavity. I just looked at the inspector like he'd shat on my kids.

Well fuck it, that's a job for this weekend! I wasn't going to go back and do it again, needed to let the painful memory fade a little first.


Didn't take pictures of the next phase. Basically had to put down damp proof membrane, seal all joints, put down insulation boards (100mm kingspan), then chuck a vapour barrier over the top.

You can see in the following picture that I have done all this and also started to screw the under floor heating pipe clips into the boards.

Went on to put in all the remaining pipe. This stuff is a right pain in the arse. The pipe doesn't want to bend in certain ways and the pressure pops the pipe holder clips out of the insulation. Top tip: don't be shy with clips.

Upstairs I could get away with using decent clips that have a nail in them. Just had to hammer them in:

Forgot that the pipes had to get downstairs somehow... Spent a good few hours with a saw, drill, chisel and hammer cutting a hole in a place that was hidden from view once boards went up and floor went down.

Next stage was getting it ready for screed. I spent every hour god sent me last week getting it ready. You don't realise how much work goes into something like this. I had to get a perimeter strip installed that allowed for screed to expand once heated. I also had to block every potential hole that the screed could drip though.

I'm sad that you have dropped the idea of the ground source heat pump Sad . We stayed in a holiday cottage in Cornwall over Easter, during that really crap weather, that had a ground source pump.

It worked really well, providing a nice gentle background heat. We just left it on and the owners didn't mind because all it cost to run was the electric for the pump. If they had solar panels fitted it would, in effect, be free heat. Had the wood burner going a few nights but just for ambience, not because we needed it.

Made me decide that if we ever have the opportunity I'm going to fit one, along with solar.

There is a plan to install it in the future, just can't afford it right now. It's 12k without installation so pretty pricey.

Update - 18th August 2015

I haven't been so great with the camera but have tried to catch as much as I could. Some things are just not worth documenting.

Well i'm happy to say that a lot has been happening and it is starting to take shape. Managed to fit in the BCF BBQ which was almost nearly cancelled but I manned up and did it anyway. Soooo glad I did.

Onwards to the updates...

When last I posted I was sorting out the entrance out, digging out and chucking slab in.

This first bit of concrete put in was a bit of a cheat. The floor was uneaven and a pain in the arse to put insulation boards in, so i raised the level to eradicate bumps.

Once set I trimmed back the Damp Proof Membrane I put another one down on the concrete..

Insulation boards down and a polythene sheet on top to prevent wet concrete getting underneath the insulation boards and forcing them to float - as you can see i'd been barrowing the concrete in. One bag at a time.. It was a looong, heavy day.

I wouldn't have gone with the ceramic sink, they were known as boot sinks for a reason. Crockery has a horrible tendency to smash in the things Laughing

I've got one of those massive heavy sinks which I liberated from an abandoned office building my wife
used to park her car in. Will be getting it re enamelled before I install it. Mines destined for my utility room.
Carried that bastard on my own down 4 flights of stairs, currently it sits in my back garden.
It's coming on well Bubbs.

Yes, I have discovered a family member on my wifes side that is a refrigeration engineer and can get wholesale on heat pumps, after a looong talk with him we have settled for an air source heat pump. He explained that if installed correctly with good insulation and good positioning (which he will do) I should see efficiency nearing ground source heat pumps levels. If that's confusing to any of you, i'll be looking at around £350 for heating and hot water per year maximum.

The "boot" sink won't be used a hell of a lot, but had to salvage the beast, I've tried to use as many original pieces as possible. Those that have been to the BBQ will have sat on the pews from the chapel. If I can make use of it, then it's going back in the house.

Ha ha, yes mate they are incredibly heavy. I pulled that one off the wall thinking it would be fine, it landed on top of me and I was trapped for a good 15mins the way i'd landed. People don't believe me when I tell them it's really heavy.

The cool thing is I have two of them, so i'll be putting one in the utility room.

Any idea where you get a new sink waste for these (plug hole etc.) - looked online and they seem to match the newer incarnations.

I've not looked tbh, mine still has the waste attached. Looks a mission to get it off too, I removed mine in a hurry if you
see what I mean so I just cut it straight off the copper waste pipe. I'm a long way off from fitting mine so
haven't researched renewing fittings and getting it re coated yet.

Problem with this is that it's taken twice as long because I've done a lot of it myself.... the lack of skill causes problems.
