Finding out who owns land / public paths & walk ways

Don't know where to start really...

There's a farmer near to where I live, he claims he owns a field which hasn't been touched/used in 10+ years but recently he came over when I was there with the dogs (everyone walks their dogs on it) and bollocked me that it was his land.

I thought the land belonged to the church but he says it's his, now I don't know whether he's telling the truth or he's just saying it to keep people out.

2 miles from his farm is another and their land seems to meet in the middle and the guy from the other farm seems to have a lot of money and since he took it over from the previous owners of 15 years, he's fencing everything off.

I'm dubious that he is allowed to fence off certain parts of what he has and now he's began fencing some popular woods off where people walk their dogs.

It's at the point now where there's nowhere left to talk as between the two of them, they have been fencing everywhere off.

Is there anywhere I can find out who owns what land and where it begins / ends? Also public walkways, I know there's ordinance survey maps but I don't have one (I can get one if it's no available online). Seems the OS website charges you to use it.

I remember someone on here posting info about this ages ago but can't for the life of me find the thread.

Land registry.

There's also a book called 'rights of way' which discusses the legalities etc.

There's a rule that if you've been farming land or so for 15 years, you can claim it as your own, so that's probably what he's doing

Land Registry for registered title. Trouble is, a lot of farmland isn't registered as it hasn't changed hands for years.

A good source is 'Certificate A' and 'Certificate B' on planning application forms. If the Land Registry doesn't know, ask the Council if any planning applications have ever been submitted for the land. If they have, the applicant is legally obliged to state if they are the owner (Certificate A), or if they are not, who the owner is if they know it (Certificate B).

OS maps do indeed change, things like housing estates and bypasses get built. Unless something like that has happened, the chances are nothing has changed in recent years.

I'm not entirely sure what the planning portal on the local councils website has got to do with public rights of way but have fun with it anyway.

If for some unknown reason you don't believe the maps to be correct then the person to speak to at the local council is the Rights of Way Officer and they'll be able to confirm that what's on the OS map is correct.

Hijacking this thread a bit, if I ask a land owner if it's ok to shoot rabbits on their land how likely are they to say yes?

But for the most accurate answer, you should ask them rather than BCF.

These farms have been there for a long time, they have remained un-touched for at least 15 years.

The public walkways is a different matter, just wanted to see where they actually are and if farm 1 is fencing more than he should off.

Farm 2 is the one who claims he owns a field which I don't think he does. He's told me to stay out of it as it's his field, which fair enough, I have been doing since he told me but in the past 10 years, he's never said a word and people continue to walk in there with their dogs.

If I find out that Farm 2 doesn't own that field, then I can tell him that next time he tries to tell me to get out and ask him for a fite and fuk his mum, etc.
