Hi all

I'm in the final stages of buying my first property (House) so this is all new to me. Looking for advice on what I should make sure is included on the buildings and contents insurance.

Now I would ask who to go with, who to avoid etc but I imagine it's the same as bike/car insurance where there are people on both sides of it being good/bad. Unless this is different from experience?

I haven't got a moving in date but I need this insurance in place with a date to be confirmed, is this possible online or does it have to be over the phone?

On compare the market it's roughly £150ish. Some include or don't include the following (What's necessary?)

Home emergency cover
Legal cover
Freezer cover
New for old

I'd imagine for each insurer you'd have to read the small print to make sure I'd be covered for subsidence and that sort of thing? I don't want insurance just to have it, I want it so I am covered should the worst happen in the first year in the property.

A lot of questions I know but never done this before. Thanks for any advice

There are a lot of caveats with the extras like emergency cover etc. You really have to read the small print.

I go with bog standard house and contents and have a separate home cover for central heating, wiring, plumbing etc.

However, I have never had to claim yet so as with any insurance, it means fuck all.

Enough contents cover to replace your stuff. New for old is better as they don't reduce payout for old stuff

Valuables (phones tablets) while they're out of the house if you don't already have cover. Bicycles too if you've got something worth claiming on

Never bothered with legal cover, freezer or lost keys. Boiler cover saved me a fortune when the solenoid went and it took the guy 8 visits to fix it (!) Maybe emergency call out, for burst pipes or whatever if you couldn't tackle it yourself, or its an old place with crappy pipes.

Buildings cover seems fairly straightforward. There will be a calculator to work out the cost of rebuilding, but how bad things gotta get to worry about that?! For both you'll probably want accidental damage cover too. I know someone who'd spill paint on the carpet every few years to get a new one.

Shouldn't cost you much tbh, but I'd usually do stuff myself than get insurers in.

My only advice would be, go with as much cover as you can afford. I was burgled 6 years ago and luckily the wife had more rather than less. They paid out for everything, including an old laptop which didn't work, but they replaced with a brand new one of a similar spec. They even refunded £40 of cash that was stolen (though we had a bank statement showing it was withdrawn).

New UPVC back door was also installed really quickly, along with PS3, multiple phones, tablets, jewelry.

For any expensive items you have, or buy in future, take pictures of them if you don't have the receipts. it makes the whole thing much easier in the result of a claim.

Thing with house insurance is, it's not like vehicle cover where you can get the cheapest available just to be legal. You never know when an appliance is going to leak and destroy your kitchen for example.

Saying that, we stupidly claimed for a £400 carpet after my son wrecked it, and now our cheapest premium is about £200. So it is a bit of a game as to what you claim for, but well worth it if you get burgled or worse.

Because we were buying a new build house with help to buy, there was a bloke sent round to look at all of our finances and what we would need. He explained it all to me and the mrs. Fucked if I can remember too much though.

We did go for cover that covered sheds and garden, boiler (up to a certain amount), accidental damage and all that jazz tho.

If you keep your bike in a shed, it might be worth a look?

Like Polarbear said above...I have the cheapest bog standard home insurance. I've got mates who are in the trades so I don't have emergency cover. Also, my house doesn't have much valuable stuff, if burglars broke in they'd probably leave me some stuff.
