My heating / hot water is playing silly buggers. I *think* it might be the valve/pump but I'm unsure.

Radiators are hot upstairs, cold downstairs and the hot water isn't very hot at all. Hot water pipe is very hot, return is luke warm (at best). I've bled all the radiators.

I have one of these:

The little arm (indicated) on the side moves freely left and right with almost zero force - I'm unsure if this is normal or if I should feel resistance while moving it.

Any ideas as to the possible issue?

I had one of those fail years ago, can't remember what the symptoms are, but that alloy box on top has probably suffered a bit of leakage and rusting. If in doubt replace the thing, they're not expensive.

Edit: Just checked the latest prices Shocked

Hope this helps...

Motorised Valve Faults – Actuator and Valve

There are several reasons why a motorised valve might fail but usually the fault will be with the actuator assembly. This is the motor section mounted on top of the valve. If the valve has seized up or is worn and leaking then a new valve will need to be fitted. A good indication of a seized valve is when it is difficult or impossible to move the manual override lever. If the motor assembly (actuator) has failed, you will still be able to use the manual override lever. Failed actuators usually default to the hot water open position. There is an override lever on the side of the casing which can be moved from auto to manual to open the heating circuit instead.

What sort of system do you have? Is it fed from a tank in the loft or do you have a combi boiler?

If you have a combi in a closed system, what you describe is typical of a sytstem that's lost pressure. Sometimes just needs more water letting into the system via a filling loop. Sometimes needs the pressure vessel re-pressurising (bicycle pump and pressure guage), sometimes means the pressure vessel is kaput (there's a rubber diaphragm in them that can burst).

Worth a chack anyway. If it's a combi, there should be a pressure guage on it somewhere. Should be reading in the region of 1 bar.

that is a 3 way valve.
the sliding arm will be slack when the motor is powered.
this should be when central heating is on.

when the hot water is on the motor is powered and you should feel a good bit of resistance on that little arm.

if you have no resistance on the arm then it would suggest you are getting power to the valve and it is working as intended.
turn off the CH and see if the valve returns to its default position.

Do you know how old the pump is ?
they don't last forever...

first place I'd look is the pump , regardless of the 3 port valve working or not you should still have one or the other ( heating /hot water )

Does the boiler hit temp and click off on the thermostat quickly ?

Replace the pump and check the valves and pump for gunk , 3 port valve could be gunned up too , but first call the pump for me .

Looks like the pump has gone. It's very hot to the touch and although I can manually rotate the shaft it's not doing it under power.

Spent yesterday poking about. Need to get a heating / plumber in - my record on plumbing isn't a good one.

Every time I put money aside for something, this fecking house comes up with a reason to take it away. Evil or Very Mad

that's certainly going to be the pump then.

this really is a straight forward and simple of jobs.
you just need to have a bit of confidence.

maybe reach out to the BCF massive and see if someone is local and willing to assist.

i'm based in SW16 and im sure i have a used pump that was replaced as part of a fault finding process.
