This will the first time we have sold a house given we have lived here for 20 years.

this is our house for sale

its cosmetically tatty and we know this.
but with 5 adults , 1 teenager and 1 grandchild living in the house, its difficult enough to live in let alone decorate.

we priced it accordingly knowing the new owners were going to have to tidy it up.

on the same side of the road.

The new owners don't need to tidy up, you need to tidy up and take some new photos. Razz

Paint over the white bit on the outside wall by the front door.

Clean the glass in the patio doors.

White emulsion to make the ceilings which haven't been painted in years isn't expensive and giving them a quick coat of paint will make them look so much nicer.

You have a bottle of champagne on the window sill by the toilet?

Take another photo of the kitchen which doesn't show the Heineken fridge and corner of a sink.

Fully open the curtains in the living room and open the net curtains as well.

Did I mention take tidying up all the clutter?

You need to make it look as nice as possible, the rooms should be as empty as possible so they look bigger and then people can envisage what they could do with the space.

Some of the adults, the teenager and the grandchild can go for a day out somewhere when you and the other adults do some painting.

That house 20 doors down can be greedier than you because they've dressed it for selling.

Look at what similar properties nearby have sold for to get a idea of how much to expect.

Yours has been on the market since the 18th of February, how many viewings and offers have you had?

apart from my wife, the other adults are our children (and partner) and their daughter.

the wife still treats em like kids..
come home the grand child has wrote on the wall....
ah bless she a baby.

they pay a nominal rent and we even moved out of the big bedroom to give them some space, that was 3 years ago.

every time i start to lose my patience the wife says to be calm a little longer.

however having said all that Jeremy Kyle bollocks.

The garden shed looks like a good destination for stuff that needs to be cleared from the house for taking photos and for viewings.

The massively HDR'd photos don't help either, they just accentuate the clutter/texture and make the place look even untidier

long weekend this one.
The outside and ceilings will get a lick of paint.

apart from one room (which can easily be repainted)
the rest are lave and plaster
its old and not in the best of conditions.
add to this the wife and i are not the best at hanging paper..

how to make it presentable without getting some labourers in ?
i dont want to say bodge it...
but just repair as sensible and try best to re-paper ?

The filter the EA has used makes it look like every white wall in the bedrooms are either filthy or covered in mould. Both if which are really off-putting.

Give it a good scrub, tidy up and lick of paint.

Get down to B&Q or wherever and get lots of something cheap. Go nuts and it'll make things seem much cleaner.

Then update the pictures.

Your price is on the low side looking at previous sales in your street.

All the above advice is spot on. You really haven't made any effort to present the house in a good light. It looks very uninviting.

Surely the prospect of another £50-£100k is worth a weekend declutter, a deep clean and a lick of paint?

Aaand another thing.........

They will have priced high knowing their house looks good because it is well presented and that they can afford to come down in price if a buyer wants to haggle.

You on the other hand, have priced low and will have to go even lower because your buyer will believe (correctly) that there is a boat-load of work to do.

Worth spending a grand or two getting the place smart when your payback will be tens of thousands on the sale price.
How long does it take you to earn 7.5k (the difference between 2.5k on decorating and only a 10k price increase... but you may get lots more)?
It does seem silly that you spend to make the place the best it's ever been and then you (hopefully sell and) leave the place but it's about getting the most from the sale of your biggest asset.

If you look at the right hand side of the rightmove listing for his house, they've got a link to see sold prices in the area. He'll need to look at houses in a larger area than just his road as he's wanting recent sales but it's all there and it's even nice and easy to use. Thumbs Up

A fairly recent example. 800 quid spent on renovation materials, did work myself netted me 25k over what I paid 4 months prior.

Currently? No. I'm sinking some capital into my home this year, which will give me a nice little project at the end of the summer.
Till then I'm on gardening detail, need to remove some trees to make way for the large outbuilding I'm having built and redo
the fencing along the back of the garden as it will be inaccesable after the build,. I'll sort the interior of said building but am
happy paying a bricklayer to build it to first fix standard just for the speed, He's a very quick builder. Will be looking to add
to portfolio at the start of '18 during divorce season. Jan-Feb. Always a good time to find quick sale deals. I have no problem
profiting from the misery of others. Will also be lookng to extend my home some more in summer 18 after pulling down a single
skin side extension and a tired old conservatory and replacing it all with properly constructed house. If all goes to plan I should
have about 50% more ground floor space than the original house has now.

There's nothing wrong with helping people who're wanting to sell quickly and with a minimum amount of hassle.

He's putting them out of their misery by giving them a big wad of cash and what he then does with the property isn't their concern.

The developer I sold my place in Reading to ended up spending a load of money on it and then selling for less than he bought it for. Laughing Laughing
