Get somebody impartial to come in and list what they find unpleasant about each room plus the exterior. Use this list as your 'to do' list, concentrating on the cheap fixes and things that remove smells first.

Given what you stand to "make" on it (teeth grinding sounds) then half that house should be put into storage to give you space to tart it up. White ceilings, white or magnolia walls, and there's this new thing called "carpets" which I hear are all the rage in Paris this season.
People are stupids, they really won't see past the clutter. And to be fair (grinding intensifies), you're asking someone to pay half a million pounds. You can't do some painting first? ____________________ Biking is 1/20th as dangerous as horse riding.

That money will get you a very nice sizeable country home with land in Scotland. Why anyone would want to buy property to live in in London for any reason outwith necessity is beyond me, Looks like it's working out for you though |

If they're in decent nick, just empty them. Viewers will imagine them filled with their own junk treasured possessions.
FWIW, last time I moved, we actually bought and moved out before even putting the old house on the market. This was 2006 or so, at the height of the pre-crash boom, so the bank was all like "Sure, have two mortgages, whatevs." Paying a few month's interest on the old mortgage was cheaper than pretty much any other option, and if it hadn't gone immediately, I'd have kept it and rented it (still wish I had, actually).
It made it so much easier, we repainted the whole place, put in new (cheap) carpets everywhere, and left a few bits of furniture behind. I bin-raided the local recycling centre for a broken TV to display in the lounge. Bright and spacious, it sold within a week of going on the market, to the first people who viewed it. ____________________ Biking is 1/20th as dangerous as horse riding.

All the shit needs to be boxed, deciding what to keep and what to bin can be done at another time.
Stuff ordered online won't arrive until Tuesday unless you pay extra for Saturday delivery so at this point I'd go and get some boxes / some bags / bome bin bags from a shop, it doesn't really matter what you use to stuff in and you can sort it all out properly later.
Hmmmm @ shelves... to be able to do the painting some of them are going to have to come down anyway. If shelves can be taken down and managed without whilst you're selling the house then IMO take them down.
(ps I really dislike estate agents ) |

There is one just down the road and it's 1/2 price for the first month. Stick all the crap you don't need in for photos and viewing.
Some other storage places often have offers as low as £1 for the first month.
The misses and I cleared ours out and it made our pokey 1 bed flat look like a castle compared to what it was. ____________________ "no I didn't steal it that's just the way I ride" |

I agree with what others have said, but I have gone through each and listed the first things I would look to improve.
Photo 1,
As said paint over that white splash or clean off if you can. If you can be bothered get the moss off the porch roof. Clean the sills and top of gas box with some mould/liken killer. patio cleaner should do it. kerb appeal is important. It looks like the paint round the door could do with a quick coat of gloss.
Photo 2,
A big mirror on the fire place would reflect a lot more light in to the room and hide the darker staining presumably from candles. As said open curtains fully and depending on how overlooked it is from the road get rid of the nets. I would be tempted to swap the TV in to where the dogs bed is as it will let more light in.
Photo 3,
Paint the ceiling if you can. Reduce the clutter and if possible position the bed where you can get to both sides. I find if beds are stuck in corners it can make rooms feel a bit like they are too small for the bed ( it may be with all the clutter.) A couple of tasteful pictures/canvas/posters might draw the eye away from the uneven wall of the chimney breast.

HDR effect is making this look much worse. Try to get everything in cupboards even if its jammed full, its not like people open them when looking around. Put all the fridge magnets away and try to reduce the clutter. Its a big room to paint but would benefit from a nice neutral light colour.
Photo 5,
Paper/paint in between the windows, get matching duvet and reduce clutter.
Photo 6,
Paint it all if you can, its got a nice period fireplace. Get a small cheap wardrobe to reduce clutter.
Photo 7,
Again It might be the HDR making it look worse but looks like a lick of paint would help. Prime candidate for declutter.
Photo 8,
Declutter and bleach the mould. get it so you can put all bottle away for viewings and not have stuff standing on sides or tops.
Photo 9,
Garden looks pretty sweet, would be better with the shed roof repaired but looks better than the £600k one down the road.
When selling our place we did the open house format and always dressed it to sell. After the first one we had 4 offers over asking, unfortunately that one fell through. We did another open house and got 3 more offers for more than the first.
