Got a corrugated asbestos roof on my new garage, it leaks a little but not too bad, insurance company were like at first then they were like just paint it lol
I either need to repair, replace or clad over it, what would you do and why? |

Both
It's nice that I can walk on my new garage roof but so can others. I don't imagine thieves would have attempted it when it was asbestos sheeting they would likely go through. |

I tried all sorts with my old leaky Asbestos roof, including overlaying it with corrugate plastic. It still leaked.
In the end I read the safety advice, bought a suit, gloves and mask and took it down myself as whole sheets. Double wrapped it in very strong plastic sheet, pre warned the tip and took it down myself.
I then put 18mm ply on top of the metal frame left on the roof and covered it in EPDM rubber sheet.
One sheet can be up to 15 X 30M with NO JOINTS. It's cheap, (£7 m2), just needs gluing on with PVA, completely watertight and lasts for years. (15-25 at least).
When it leaks or goes, I'll just glue another sheet on for sub £100.

When I got it the roof had already been repaired with some flashband in a couple of places. I redid these with fibreglass from the underneath and fresh flashband on top. One thing I do remember is that removing all the moss and cleaning down the roof before painting was being a real pain. I then sprayed the roof with moss killer and left it a few weeks - much easier.

Roof removal and replacement will be a significant time and money investment, and I'm not sure what you gain vs over-cladding. |
I tried overcladding and it always ended up leaking with such a low drop off on my roof. You also have to drill through the Asbestos roof or force new bolts through existing holes, which is just as dangerous as removing the roof.
About £200 will get you a leak free, safe roof which will last for over 25 years and add to value.
If EPDM needs repairing, rip it off and glue another sheet over. It's very cheap, quick and easy to do. The hardest part was removing and disposing of the old roof, whacking a layer of 18mm ply on the metal supports and PVA gluing the single sheet of EPDM took a few hours max. ____________________ TZR250 2MA road, TZR250 1KT road, TZR250 2MA race, TDR250, YZF-750R Boost colours.
