Tried the search function but can't find the thread..

Hartside Cafe at the weekend just before Xmas 2019. Demolition of the remaining walls has happened - I'm unsure if this was due to it being an unsafe structure or if actual work on the new cafe will be starting once the weather warms up.
I'm also unable to find out if the proposed plans for the site and the new buildings have been passed. Anyone?

According to Eden District Council's website, there are no current planning applications pertaining to that site.

The postcode is CA9 3BW

The thread was in Northern Section here - https://www.bikechatforums.com/viewtopic.php?t=325968 but of general interest anyway.

To summarise it burnt down while cut off by snow last winter, and there's a plan in progress to replace what was a rather ramshackle building with a very modern structure.

As with ALL re-developement's the land will be put to it's most profitable use available.

The lack of anything on the council's planning portal isn't at all unusual & probably reflects a similar level of corruption to every council's planning Dept' I've ever had to deal with. It's important to understand that you need planning permission for demolition, so somethings being hidden . . .

This will end up nothing more than a multi-franchise outlet. Given the past history of the characters concerned I reckon a Maccy D's or Colonel K's coupled with a Costa or Starbucks Coffee.

The more traditional & non millenial cliental will be discouraged, not that you'd want to be seen there . . . .

I hope I'm wrong. Nice place to break the journey that was.

Not at that location, not sure it's an AONB but definitely not the sort of location a mainstream chain would set up, in any case traffic levels wouldn't justify it away from peak summer and weekends.

I couldn't find mention on the planning portal either and why I asked if anyone knew. It does all seem strange though - correct me if I'm wrong but were they not under insured for the fire too? If this demolition is connected to the original owners/insurance then it does seem to be strange happening so late after the initial event.

I still say the original (new) proposed plans with basement etc was too ambitious. Perhaps they did it that way with a view to adjusting the plans to please the council planners but still land at where they actually wanted to be with the site.
Although the old cafe was a nice stop off, I reckon that far less people will visit the new one if it ever gets built. I can see it becoming one of those small handy CO-OP stores open till late.
Oh and yes it's a site of natural beauty and will have lots of tight planning requirements.

already something ; a Spar ; in alston attached to the fuel station .. frankly there is not the passing trade there to make anything much worth the investment on that site.

Planning permission is a very strange thing to get involved in. If it were a greenfield site with no historical use then you wouldn't get PP for a butty van. Because a cafe has historically been located there then it shouldn't be a problem, but they can & often do insist on the original floor space size & sometimes insist a new building stays within the originals 'footprint'.

If it wasn't/isn't a viable business as a cafe (aka fire) then that's a house plot.

to turn a profit would require a number of houses to be built .. but it must be said that
for 2 months of the year it is near impossible to access during winter time..

already a public right of way crosses over the car park ... riders tell me it bears more than a passing resemblance to a mx track .. other than a "green lane" .. and the filthy state of them emerging from the quagmire testifies to this ... Laughing

This is such a difficult post for me but tomorrow will be my last day at Hartside. We will close tomorrow & with a very heavy heart I have to let the dream of building Hartside go.
In the last few years many events have conspired against me and my sons, and anyone in business will understand what I mean.
All I have to say is I have never met so many genuine, lovely, amazing people & we really appreciate your loyalty & support (weather permitting).
I personally will really miss our regular customers & the incredible vibe of Hartside.
It has been an honour to be a custodian of such an amazing location & I am genuinely sorry that we could not give you that spectacular cafe in that potholed carpark that Hartside deserves.

Shame but not unexpected, wonder if the vans up there will remain, though I have to say I rarely bother to make the trip up since th place burnt down, happy to stay down in Alston.

I was never overly enamoured with the old place. I still love the road, but just head to the Nook Farm Shop Cafe outside Alston nowadays as the food is really nice Thumbs Up

Unrelated; there was an epic pizza van in Ullapool when I went through on the NC500 the other week. Not cheap (£10 a pizza I think) but very very very good - better than most restaurant pizzas I've had.

For sale :
Hartside Cafe, a 15-acre site will be coming on the open market in the next few weeks...

its a money pit .. doubtful if it will ever turn a profit..... even the burger van doesn`t bother anymore .. lucky to find an ice cream van ..
people stop .. pay homage to what once was and go to the café in alston..

So presumably the big plans for partly earth sheltered structure will have lapsed but could be revitalised.
Something similar to Lordstones would be Ok.
I could imagine a developer with too much money taking it on especially if some holiday let cabins could be tacked on the far end.
Then sell it quick before next 8 month winter. Laughing
