There is a credit check done when you apply to rent, and I've been told by some letting agents that they require a certain percentage of monthly income. However, those agents clearly wanted to weed out a certain type of tenant, and so I immediately dismissed them from the process of selecting an agent to manage my property.
1 and 2 bedroom type properties seem to attract the type of tenant who'll wreck the place and/or not pay so I can sort of see why, but it's lazy on their part to not properly vet the tenants. That said, there is new government legislation that means it's harder for landlords to discriminate against various types of tenant including those on income support/housing benefit and pet owners as two examples. This is a Tory government law too, which surprised me. I'm not against it in principle as a normal citizen, but as a landlord its a bit of a pain in the backside for me. I have good tenants at the moment, but if they weren't in the property when my last mortgage deal expired, then I'd have sold up long ago. The law is very much against landlords now in multiple ways, the most obvious and difficult of which being the income tax system. The usual is monthly income should be 3 times the rent. But annual at least 30x monthly is close enough.

Not to do with landlords insurance - it's the estate agent trying to provide a good service to his client.

Anyhoo
I wander round to some local estate agents and had a good chat and more sense was to be had. Explaining her income (plus lump sum from the previous property) they were all joys and smiles.
