Does anyone know if you can 'charge' a tennant for service charges?

Our landlord wants to put our rent up because of an increase in service charges. However, our neighbour tells us that you can't charge a tennant for service charges (paid to the council) or you are making money on what is a council tax, and it is illegal to profit on tax.

Anyone know about this?

Yes they can if hallways/gardens are cleaned, looked after for you.

I used to live in a housing assosiation flat had had to pay £9 a month service charge.

Yes, service charges can be charged by a landlord.

If you are in a block or unit where hallways/roofs/gardens etc are shared a service charge is often added. It's something that people often don't notice when taking out a rental contract and are stung with later on when a bill arrives for an annual service charge of £3000....

£9 Shocked I have to pay £78 pcm Crying or Very sad

If you are going to rent / lease out a property that is leasehold you have 2 options:

Arrow Include the maintenance charges into the rent, obviously this means that the overall profits made will be less and maybe less appealing to prospective clients.

Arrow Just allow the tennents to pay the rent, end of. This is a better plan to keep the property occupied, but if the service charges is expensive then you are paying for someone else to live in your flat Rolling Eyes

We were thinking of leasing our flat when we were going to live in California, we had the above dilemma of what to charge. The morgage is £600 with the service charge included this comes to £680 pcm, whereas the rental value at the moment is only £700.

At the end of the day, the landlord owns the property and can charge what he likes Thumbs Down .

But even if you only cover the mortgage, over the course of a year your property increases in value by, say 5-10%, so you still make money, even if it doesn't feel like it in the pocket.
