Can't leave rented property vacant for more than 30 days?

Well me and some mates have just rented our first house, and I've just been thumbing through the legal documents we've been given and it says;

Quote:
Not to leave the Premises vacant for more than 30 consecutive days and keep locked and secured etc..


So yeh I'm confused about this bit, as over summer its like 3 months long and well I don't think any of us intend to stay over the summer there. So will one of us have to just go up once every 30 days to check its all still there?

We're not going back to finalise till Friday so I can't check till then, so I was wondering if anyone had any ideas on this?

The owner won't know...
Just make sure it's safely locked up and put your lights on timers etc so it gives the feel of someone at home

I would say pop back once a month if you can, move stuff around, give it a check over etc...

I've had that clause in all my leases; it's to protect the landlord from any squatters moving in or any problems appearing and getting worse, as they're not being reported.

However, why are you keeping the house, if you're not going to be there for three months? Confused

Cause we have to rent it for 51 weeks there's no other choice, everywhere wants you to rent for 51 weeks.

And yeh that makes sense about the squatter thing, I guess that's why they do it.

The students I know sub-let to (trusted!) mates who are staying around through the summer.

Gets you a few quid, helps a mate out and solves the clause issue. Thumbs Up

Don't blame me if the mates trash the place though!!!

My house contents insurance has the same written in the small print, if it's furnished then perhaps the landlord has some sort of in policy that says the same and he's covering his ass.

You're lucky to get them in some student areas now, landlord's seem to like making already skint students pay for rent through the summer.

On the other hand, my landlord let me stay in the house rent free over the summer, it was worth it to him just to have someone keeping an eye on the place.

Most student digs areas have loads of burglaries during the summer hols, they no most of the houses are empty, so its a bit of a thievery free for all...
