Say I have a large shop which is currently used as office space, and I want to seperate the shop front/lobby and rent it out, but still use the place as an office.. there is only 1 door at the front and it's not big enough to add an extra store room, kitchen and toilets to the shop area itself.
What, if any, if anyone actually knows, are the legalities involved in renting out shop space?
I need to find out the following really;
Are shared toilets and kitchen okay between the rented shop and the current office space?
Is it okay legally to use 1 door for the shop and also for the office, so people would walk through the shop to get to the office? And if it is "legal" do you think a shop owner would put up with it? The office doesn't have all that many visitors , most staff use the back entrance (no pun intended )
What sort of price would an approx (very approx as i havent measuered yet) shop of 7 x 12 meters with full length/height window and sign space above, on a main road with a big named shop to one side and a cafe to the other, fetch? similar sized shops on the corner of a main shopping road were up for about 600p.m so I'm guessing around £500 ish?
Is there anything else I'd need to look into before making this a reality?

You`d need to talk to your local council/planning dept about all this mate coz it`s a minefield of legislation about taxes,building codes,safety regulations,terms of use,parking restrictions,traffic flow issues,amount of new employees/customers on the premises,blah blah blah....the list goes on and on.....
I doubt anyone off here can give you the answers you want unless they`re a planning officer for the council.
I went through it all last year and came up against more bullshit than i ever imagined was possible....so i`ve got some knowledge on it but not enough to help with what you`re asking. ____________________ https://www.UK-BODYBUILDING.co.uk |
