New Business-open to offers or ideas

I am bored with my job and have decided to get out. I have got a 1400 square ft workshop and office and want to do something in the biking world. My biking experience has been purely pleasure both on and off road, my professional background is IT and for the last 7+ years I have been a copper (don't even get me started with the bullsh*t)!!
So I have the workshop-does anyone have any ideas? or want to expand their existing business?
I'm into all types of biking including speedway and grasstrack
Would like to expand into the engine tuning/building side of things (especially)for speedway (currently building kids bikes with pit engines) and or fabrication of custom parts.

If you have the brains, I have the premises. I am quick learner and open to anything (legal of course).
