Continuing on from this thread, after 6 months renting in Leeds, my house is almost sold and I'm starting to look at buying a property here.

I'm starting to like the look of Rothwell after having driven around it a few times, but I'm still a bit nervous about the levels of burglaries in Leeds and the surrounding aread.

Anyone got any experience of Rothwell? I can get a 3 bedroom semi for £135k in the Haigh Side area which would be ideal if I could have a peaceful life without being burgled or harassed by gangs of feral urchins.

I've asked around at work, but no-one seems to have a good word to say about anywhere here, so thought I'd try here, since my last post got quite a few good responses (some of which actually mentioned Rothwell).

Cheers in advance chums Thumbs Up

Most of the affordable areas of Leeds are indeed shitholes but Rothwell is one of the better shitholes.
Why not add an extra 5 minutes to your commute and buy a property in the Outwood or Stanley areas of Wakefield? The areas are more civilised and the property prices are probably similar to Rothwell.

I've just had a look at those two areas, and houses up to the £150k price tag all seem to have a lot of anti-social crimes shown on the police website and/or are on what look to be council estates, am I looking at the right place?

It depends what you are judging it against. I have lived in Woodlesford all my life (next to Rothwell) I wouldn't say the area is particularly bad.

Haigh Side is ok, as is Haigh Road area, but I would avoid Wood Lane /Manor Road estate.

Thumbs Up

Thanks. Wood Lane seems to be a road that wraps around most of Rothwell, are there specific estates to keep away from? (I can see where the Manor Road estate is)

I'm Rothwell born and raised. There is nothing wrong with the area at all.

Kids hang around in groups as they would anywhere but they are on the whole well behaved kids. The only areas I would suggest staying away from are the John 'O' Gaunts estate and Orchard Way.

Wood Lane Estate, namely Manor Road, Manor Crescent and Cornwall Crescent used to have a poor reputation when it was a council estate. The majority of the houses on it are now privately owned and there is very little trouble upon it.

Rothwell in the whole is a decent place to live. Happy house hunting.
