I think im being fucked.

So on top of the usual months rent and deposit which ill list below there are a whole host of fees.

First of all i paid a holding fee, i was told this was to be taken out of the deposit later on, found out later this was not to be the case as its now listed on the invoice as admin fee.

I specifically asked while viewing it what the agent fees were, and she basically said references and a check in fee and there were ' no pointless admin fees'.

So i get the invoice today and it is as follows.

rent in advance £1050
Depost £1211
Check in fee £120
Check out fee £132
Admin fee £250
Reference fee £150
END OF TENANCY CLEANING FEE £294 !!!!

Before ive even moved in, they want £2957

This cant be legal ?

Im gonna call and dispute the charges on Monday, i havnet signed anything yet.
Im probably going to end up telling them to shove it.

So i have a leg to stand on getting my 250 quid holding (admin) fee back.

It's relatively common with lettings arranged through an agent, just another way for them to get their grubby little mitts on your cash (especially now that deposits aren't held by them so they can't enjoy the old wheeze of robbing most/all of that when you give notice and leave).

Lube up, and prepare to be bum-raped.

Think im gonna tell them to shove it, id rather lose the 250.
Its proper shitty, but better than being fist fucked for all that cash.

If they are charging this much now, you know they are going to charge renewal fees again in a year and ill get double fisted.

Hopefully i can find something private, fuck letting agents.

it varies between agencies, i remember one wanted a moving in fee as well as rental agreement "setup" and ref fees where others just want ref fees and agreement setup.

i want to know where you're living to be paying over a grand a month!!!!

I've rented 2 properties and the most ive had to pay in admin fees is £250. Then it's just a simple case of deposit which is usually one months rent and the first months rent.

wouldn't you be better off moving into the suburbs or even further out and spending some of what you've freed up on commuting/petrol?

I hate to tell you this, but this is the Suburbs of London.

Central is a whole lot more.

I work in the suburb im moving into, my wife works up London.

London rent or house prices are always going to shock people that dont live here.

Besides the rent isnt the problem, its the fees and the cheek of them

Got a call back and already got them to remove the near £300 cleaning fee, they said it was a new thing and they are testing the waters with it.

I think they are just testing to see how much they can get away with, as soon as i kicked up a fuss it went away.

Gotta call back Monday and see what else i can knock back.


I had no idea bad estate and letting agents were until now.

Can't you just find a private rental without the letting agents?

Everywhere I've lived has been through places like gumtree and was only first months rent plus a month as a deposit

Last place I rented I cleaned myself when I left. I'd been there 4 years, just gave it a good hoover and a dust and got my full deposit back. They wanted to employ a professional cleaner and bill me for it - I told them to shove it and I'd do it myself.

My 2-bed place in London (Hammersmith) was over £1300 a month - that was 12 years ago. Dread to think what it would cost now but I saw it on the market recently for something like £850k. I'm glad to be out of there.

Makes me feel good about my letting agent.
What I had to pay when I moved in:

First Months rent £425
Deposit £425
Referencing fee £156 (this was for two of us)
Cant remember the admin fee, think it was £78.

Out of interest, where do you find private lettings?
It would be nice to bypass the letting agents, they really are a pain.

What makes a bad tenant ?

Somebody who doesnt work and is a general scumbag i presume.

I work 6 days a week and am working on saving for my own deposit for a house, im about a year away.

Agents charging fees like this make it that much harder.

They literately are the devil in a suit.

I have 17k as a deposit, but because nobody is lending below 90%, ill need about 21-22k.

I plan on buying a small 2 bed house, 210,000 ish is my budget.

The way I see it is:



rent in advance £1050 - Normal standard fair enough and cant argue with it.

Depost £1211 - Should be 1 month in advance but hey ho. Again normal.

Check in fee £120 - Is it a hotel?
Check out fee £132 - see above
Admin fee £250

As far as I am concerned the admin fee covers the letting agents fee and no need for anything else.

Reference fee £150 - WTF is this about. You supply them with references they do not have to go looking for them

END OF TENANCY CLEANING FEE £294 !!!! - This is what you pay your deposit for. To ensure you leave the place in the same state you signed for it allowing for reasonable wear and tear and usage of furnishings.

Tell them you want in writing a break down of how each of the fee's are broken down and then tell them to do one.

EDIT: Mrs pinky supplied this info for you too:

END OF TENANCY CLEANING FEE £294 !!! - They are charging you for something that may or not need done at the end of your tenancy. They're taking the piss.

We tried a number of agents before giving up and going private and every single one of them were lying cheating scum. Every property we've ever ended up renting has been private and I would never try an agent again.

Went through an agency once, never again.
My last landlord was awesome, I still rent a garage from him now.
He let me move in with 0 deposit and 2weeks rent Very Happy

Nationwide do a 95% mortgage, it's called save to buy.

It's like a savings account, 3% interest I think and as long as you pay in at least £50 a month and have it for at least 6 months you can covert to the mortgage.

May be of some use to you...

i have been looking into agents fee's recently as i though i was getting bummed by them. turns out that agents charging fee's other than the deposit are illegal in scotland: https://scotland.shelter.org.uk/get_advice/advice_topics/finding_a_place_to_live/renting_privately/letting_agencies

will be a nice couple of hundred quid back when i move out, only problem is i dont know if i want to claim it while im still living here, think i'd find it hard getting the deposit back after pissing them off

so in summary if your renting in scotland and the agent is trying to charge any fees other than the deposit, tell then to spin on it Middle Finger

Shocked +1 for private landlords!

my situation is I found the place I live in through an agent just over a year ago with a friend of mine (at which point we both had relatively 'new' girlfriends). We paid in the region of £300 fee's plus Month and a Half's rent as deposit and another months rent in advance. The landlady was was using the parasites for an introduction service only (luckily) so we got the property and it was then private rental agreement.

So we move forward to about a month ago - we both decide that we want to move in with our better half's and I decide I want to keep this property on. Contacted landlady - in a nutshell she has done a new inventory and letting agreement and returned our complete deposit (for me and my mrs to pay her a 'new' one) without wanting to get the parasitic fuckwits involved.
