Hi all,

I'm currently renting a house through an agency (fully managed) - the agency is pretty poor to be honest and with any house matters the landlord and I feel it's a lot easier to communicate directly.

My tenancy is up in January and the landlord has asked if we would be happy to rent direct and ditch the agency. This is fine by us.

Has anyone done this? What happens to the deposit held by the agency? Can they transfer access to the deposit scheme (one of those protection accounts) to the landlord or is it a case of getting the agency to release all the money and start a new one?

I'd love to do that, our estate agents have fucked everything up each step of the way and made us look bad to the landlord when we've done all the forms etc. they've told us to, but they fuck them up, first it was they took a picture of our IDs on an iPhone because their scanner didn't work... Didn't come out clear enough so had to go back and do it again

Then it was with the guarantor not telling me she needed to be there to sign the lease so I had to go back and get her proof of ID and go back there again because she didn't want to go on such short notice

Then it was the rent, did all the shit for the standing order, didn't go out, bank said they hand't received anything from them, so landlord gets our rent late as we had to pay in cash to the agents

And then you pay them for the privilege of using their services, I could do this shit myself there's no need for them at all other than to advertise properties.

We did that - the letting agent our old house was under (Belvoir) was rubbish, so the landlady decided to sack them off and rent to is privately. She sorted it all, deposit stayed in the protection scheme, everything was fine. I'd say you have nothing to worry about Thumbs Up

They don't need to do anything for a standing order. You set it up and the bank pays whoever you set it up to. It's the opposite of a direct debit in that respect ( the other party requests that).

letting agencies are thieving bastards, my landlady has a solicitor to sort the lease bit out and hold our deposit, the last time i rented through an agency, they tried to rob me of virtually all my deposit because I had the audacity to throw out a broken chest freezer and pieces of wood from the spare bedroom that Id requested were removed before I moved in, they also tried to charge me a tenner for leaving some dust in the holes of an air vent in the bathroom. Luckily my land lady stepped in and told them to pay me every penny back plus interest.

Why the hell should i pay half the costs for an inventory if its the landlord who wants it, the list of what they try to charge you for goes on, sod the lot of them I say.

My landlord was a decent bloke, still keep in touch with him now.

He probably wants to drop the agency so his income increases.

Ask for a small drop in rent so that you both profit Very Happy
