I am buying my first house within the next few weeks. The one I like has dropped from £50k to £34k over a 3 month period. I think I would be a fool not to snap this one up (Providing no one else does before the end of this week) as any others at that price in my town have been sold within a few weeks.

The asking price is now £34,500. What would be a sensible offer based on that asking price? I don't want to lose out on this one as it's more suited to my needs than others similarly priced.

I assume he's missed a zero off the price.

If you want to "snap it up" then offer the full asking price. If you want to save yourself a few quid then offer 90-95% asking price but be prepared to risk someone else snapping it up in front of you.

The person selling is obviously pretty desperate to sell. Give them a cheeky offer. Something like whatever you are willing to pay - 10%, if they reject it, offer them whatever you are willing to pay, which i imagine is the asking price. Thumbs Up

I live in a small town in Northern Ireland, There are other houses in a village 5 miles from where I'm from and £22k will buy you a 3 bedroom semi with quite a big yard/garden but I want to stay in the same town.

I'm more than happy with 34.5k for the house so will possibly offer 34k..

I do know that in England, you can pay £8 for a full extract from the land registry which tells you how much the last person paid, when they paid it, how much their mortgage was for and with who.

That can tell you a hell of a lot about how much is still owed and therefore how much they need to get out of it.

When I bought my house, the previous owners had divorced and moved into different houses but were still paying the mortgage and were clearly desperate to get the thing shifted. I worked out how much they would need to wipe their feet, added a couple of thousand so they felt good about the deal and offered them that.

EDIT: Offer them £30k and a horse.

I would love a 2-3 bed house with a garage unfortunately that would cost me roughly 6 times the price you are looking at. Rolling Eyes

Zoopla, Yahoo Finance etc will tell you last price paid and when that was for free.

Not reliable though, I've been checking Zoopla since we bought ours (nearly four years ago) and it's not been updated. Just keeps showing I really should have bought a house much earlier in life Crying or Very sad It's something like half we paid... Evil or Very Mad

The average house goes for around 95% of the asking price. Offer them 90% and if they don't take it, offer 94% then 96%. Then move on.

In 30 years, when your repayments are a drop in the ocean, a few extra grand is going to mean bugger all. If you want the house, don't risk losing it trying to save a few quid.

I think this is the key bit. The fact that they have dropped it that much in that period of time says to me they are desperate to sell.

I would say between £20-£25k personally. They can only say no.
They will know your not trying to insult them, you are just playing the game. They may come back and say 'we will take £30k" in which case you can offer that if you think its fair. Obviously if there are other offers at the same time that throws the plan out a bit but you just have to keep in contact with the estate agent.

I am just waiting to complete on my first flat, and the price went from £165k to £160k. My first offer was £150k. I was happy to pay £160k because I still felt it was good value for money.

In the end you have to remember they are not going to get insulted and say 'fuck off', they still want to sell the house and you are a buyer with other options.

They may well think you a complete time waster if you offer a rediculous price - even going so far as telling the agent not to take anymore bids from you (in case you then tried to drop it again nearer exchange of contracts).
