The pish from the agent is just too sad to comment on in detail, and I'm disappointed that you even colluded with their delusions by speaking to them about it.

You might want to speak to the CAB about it though, both from the standpoint of them trying to arbitrarily impose egregiously unreasonable terms on your tenancy contract based on unfounded allegations that they failed to make any attempt to verify, and indeed with trying to interfere with your ECHR guaranteed rights to peaceful assembly, association, and enjoyment of your home and possessions.

Admit nothing, acknowledge nothing, attack, attack, attack.

Or dial it down a bit, they're both good. Wink

All of which is complete bollocks. As a tenant paying rent, you're entirely within your rights to have use of all the facilities you're paying for, as per your tenancy agreement. You're also entitled to quiet enjoyment of your property, which includes having guests to visit regardless of the time - it's none of their business.

What I would be doing now is first of all asking the management company to confirm in writing what it is that they want you to do. Make sure that it accurately reflects what was discussed in the meeting, and then tell them that you're seeking legal advice on that basis. They're going well beyond their authority to a spectacular degree, and need standing up to.

Remember, you're the customer, and unless houses are in massive demand, the landlord isn't going to want rid of a paying tenant just because he uses the garage. Estate agents are scum


Here's the issue, my 2 friends that I live with are the tenants, I'm just a "Permitted Occupier", basically not liable for rent or anything else, but legally allowed to live here and make use of the facilities.


Roughly the rules are:
"Consent is hereby given for [Name of Permitted Occupant] to live in the property as Permitted Occupant, subject to the following conditions.
1. Consent in this case cannot be taken as setting any precedent for any other person to move into the property in future as an occupant.
2. The Permitted Occupant adheres to the terms and conditions of the tenancy agreement dated [date of AST].
3. You will be responsible for the behaviour of the permitted occupant for the duration of your tenancy of the property.
4. If the Permitted Occupant breaches any obligations or in any way becomes the cause of complaints from neighbours, then the permission hereby granted can be revoked by the Landlord.
5. If permission is revoked for any reason, then the Permitted Occupant will be required to move out of the property within 7 days of being notified to do so. In the event that the Permitted Occupant does not comply, then the Landlord will end your tenancy and request possession of the property in accordance with the tenancy agreement." Stolen from another forum.

I need to find my contract for being a permitted occupier and check what rights I have really, but I'm still at risk really as I'm not a tenant. Confused

Only thing I can do for now really is to keep my head low and see what happens.

Stopped doing that months ago, mainly due to not having a unit/ workshop to work in.

Kept myself from doing anything at home for this very reason but my mind wandered during this past month off and I did fix a few, but like I said before, not for money but for beer/ cigs/ etc.

Normally what I do if someone wants something done is go to them.

Go here https://m.england.shelter.org.uk/get_advice you will get much better advice and quicker than going to CAB which is next to useless these days. Also your local council accomodation and advice service can advise you as well.
