PostPosted: 20:21 - 01 Oct 2013    Post subject: Anyone from Manchester? Reply with quote

Hi guys,

Today I've enquiried about a job in Manchester for the same company I work for at the moment. I'm from Glasgow myself and the job is a good step forward as It'll be a massive pay rise (should I be good at it)

The manager down there told me he'd start me no problem, and my current manager is going to keep my Job open for a few months incase I don't like it, but I think it would be silly not to go for it.

The question I have is, what are the living costs like in Manchester? Could I cope in a decent house myself? as I'd have to leave my missus up here for her last year at uni. I'd probably be renting and I think I'd rather a decent house than a flat for the sakes of car security (and for when I get a bike)

What would I expect for rent/bills in a decent area? If anyone could give me some influence in my decision it'd be appreciated

Thanks

A friend of mine lived in Ramsbottom, up north of Bury and paid about £500 a month for a 2 bed house, no garage, communal parking outside the house. Rammy is an area that's quite nice, not much happens.

It's about 20-30 mins to manchester on motorways by bike.

Can't answer much without an idea of what you want/can afford to spend or what your idea of 'decent' is?

Is a 2 bed terrace decent?, cos theres thousands of them to pick from an virtually any area of Manchester. Not long ago you would have struggled to find anything clean for less that £490-£500pcm, but prices have dropped quite abit (at least in Tameside anyway) and the same sort of terrace will now be sub £450 and 3x more of em to choose from.

Terraces will virtually all be Band A council tax. These are pretty typical. 25% discount if your on your own

Also depends where the job is?, do you want to live close by or commute from somewhere else?

If for example you looked at Rawtenstall, all the same kinds of size places as Tameside will be £100 cheaper.....because the WitchWay bus service to Manchester is £100 a month Wink

In the Semi Detached (Band C) I was in until a few months ago, it costs nearly £9k per year just to have the house - before buying food, running bikes/car, phone, etc. That was £500 a month rent and well below market value (landlord=family friend). A Terrace would be a little cheaper, but not much.

Salary is everything, £9k to you might sound fine, the same to someone else is basically their entire wage after buying beans a bus tickets.

p.s. estate agents are all cunts....lettings agents are cuntish failed estate agents. HTH Thumbs Up

LP, thanks for that

i'll be working in Salford, wouldnt mind a commute if i'm honest, but i've only ever been to manchester twice so i aint all clued on anywhere around it. my manager himself moved from Glenrothes to work in Salford, and he's living in Cheshire.

the new job will see me earn around £1300 more than i do now, should i be good at the job. £450 per month doesn't seem too bad. i'd be aiming for something sub £700 including bills (£600 ideally) - so i can see the benefit of the new job Laughing

cheers for all the advice so far - and Tameside seems to be close to work too!

rawtenstall (pronounced rottenstall) and ramsbottom are both sat on the A56 which becomes the M66, joining the M60 manchester ring-road

I use the M60 daily to get to and from Trafford park which is a similar kind of run, it's not too bad but can clog easily as you've got the M62 joining at the same point as the M66, the M62 then departs / joins further round heading for Liverpool and the M6.

not too bad by bike and tolerable by car

The inner ring-road isn't worth hacking your way through traffic for just to avoid the motorway.

worth just having a look on google for the small towns and villages surrounding Bury etc as you may find somewhere with crap transport links and low rent that suits you well - irwell vale springs to mind, the only public transport is the steam railway!

Manchester city centre can put you back 500 per month for a 1 bed flat.

You can get more room for better money the further you get from the centre. But driving anywhere in Manchester at commute time is a massive pain.

600 will get you a reasonable 2 bed flat (such as ancoats) or 2bedroom house in say, eccless or Stratford. Both of which are close to Salford.

Not the nicest of areas but I've lived in worse. DO NOT GET A PLACE IN HARPURHEY/MOSTON

saying that majority of areas in Manchester aren't particularly nice

I would suggest that at least to start with you look at a house-share rather than a place of your own.

The advantages for you would be:

1) It'll be cheaper, giving you chance to build up some savings perhaps
2) It'll be easier to get out of the lease if the job doesn't go well or you don't get on with the co-sharers
3) It'll give you chance to get to know the area and decide where you would like to live if you do get on OK in the job
4) Ultimately if the job goes well look at buying rather than renting. A 2-bed in some areas can be had for £60-70k. If you put aside £1000 of your pay increase for a year that's a £12k (20%) deposit, and by then your missus should be joining you and you will have 2 incomes to apply for a mortgage with. A £50k mortgage will probably cost you less than £500/month depending where interest rates are when you apply.

So being a student(ish) area with the university I suspect as said above getting a house share would be your best bet.

I used to live in Didsbury, another studentish area with lots of bedsits/flats. Quite liked it at the time but the crime rate and therefore insurance was an eye-opener.

Don't underestimate the congestion and time taken for the morning/evening commute. I was lucky as mine was opposite to the flow of traffic in/out of the city in the morning/evening.

If you dont mind being out of town then you get a lot for your money in Bolton. I live in Horwich which is 2 minutes from the M61 or train station so can be in Manchester city centre in 20 minutes.

You can buy a 2 bed terrace round here in decent condition for £75k or rent £450 pcm.

Depends wether you want to live in Manchester or not. Personally i'd rather live in one of the surrounding towns and commute.

Ancoats is (gentrified) city centre Manchester. I hope any flat comes with a secure enclosed car park. RIP the Ancoats pub, the punk hangout from way back when.

Stretford might be a better bet for that side of Salford. Hulme is certainly gentrified and right next door to Stretford, but in both cases be aware of the old school locals, as the clueless and students are easy pickings. I'd also want a secure car park for a bike if you end up with a flat in either.

Lol, at someone recommending Salford, after commenting at the crime rate of Didsbury.

Most of Manchester is a hole, albeit it's a hole you get used to.

You can rent a semi-detached for almost that in Warrington, which is only 25 minutes, in good traffic.

Sorry guys i've been in work all day so not been able to keep on top of replies

im gonna finish dinner and have a look through all the areas

i looked at Warrington last night and saw a gorgeous Bungalow with garage and stuff for £575pcm - but i'd need to look into bills and council tax for it, to see if it'd be doable

my manager who moved down there moved to cheshire but i can imagine him in a much nicer house due to the moneys he'll be making!

as i say, i'll get on looking just now at places, thanks for all the tips folks - i think living out of manchester is the best option to be honest!

I live in Warrington, right next to the M62. And commute everyday to Manchester City Centre, quite a bit of filtering but it's ok, and all NCP car parks are free for bikes in Manchester

The commute from Warrington can be a bit of a 'mare on the M62 from Birchwood onwards. I grew up in Urmston/Stretford, have lived in Salford and now live on the Border of Timerpley/Baguley again not so bad apart from being a stones throw from Benchill.

I know that currently they are redeveloping Lower Broughton in Salford - they had just moved out all the scrotes and knocked down there houses as I was moving out and I believe there are a fair few new townhouses up for rent in that area. Most areas of Prestwich are ok as well.

As said Hulme is not too bad these days, Stretford is pretty much fine as long as you stay out of Gorse Hill.. If you want a bit of an active social life then Fallowfield area isn't too bad but then you will be looking at house share, Didsbury is reasonably expensive if going solo.

Never realised there were so many Mancs on here!

I find it the other way, once I clear Birchwood, it is relatively clear till M60, then after that clear again till Mancunian Way. Although, on a bike the morning commute is only 40 min, by car it's over an hour.

so far tonight, i've been tempted by eccles and bolton. eccles being close with a few options available to me, and Bolton having some more affordable houses, and only really 20 minutes away (not taking into consideration rush hour)

more places in Eccles so far, although im too tired to carry the search.

tomorrow, i plan on calling, accepting the job, collecting my kilt for my sisters wedding, and i can begin to look forward to a new life!

I live in Bolton, mostly nice areas and you can get a pretty decent place for your money. And on a bike it's an absolute doddle to get to Manchester Very Happy
