Bah Humbug! Laughing


2am this morning, my Bay window fell through, crushed the Christmas tree, and destroyed the carpet.

At first, I thought 'for fuck sake Santa, you're meant to be quiet at this shit!'.
But then when I wondered through into the living room after being awaken by the crash, I saw the ceiling laid all over the floor. Evil or Very Mad


The house is under 3 years old. It's in Eden Village in Sittingbourne, and it clearly has damp issues. The walls are SOAKED behind the plasterboard which has fallen out, and you can see daylight when looking up through the roof, where the bay window is attached to the side of the brickwork.

AND, NHBC are closed until the 2nd. DOH!

Water is dripping through everywhere, and we're due two more storms at the end of the week.

Aha ya dick!
It's ripped all the light wiring out, and smashed all the base.
Was more the fact the gifts got wet and tatty though. It was only a cheap Xmas tree.

Sodding new builds, my mates moved into one by the time it was a year old not one door would close properly, all the downlighters packed up and there was no access to fix them, plaster cracked in every room and mold in a few.

you probably bought yours just in the nick of time recession started 2008 construction turned to shit shortly after. anything built after 2008 is most probably put together using sawdust and mud even gripfill is a luxury these days.

it puzzles me who it is that's building these new builds i've been a carpenter and joiner since leaving school and i've never seen ads asking for carpenters to build new houses i think they just open up a fresh container full of bulgarians on each new build site and let them get on with it for 50p an hour.

You never been in touch to register your details with any of the construction companies? I've done new builds in the past (sparky) but I hate domestic work, especially in winter with gale force winds and no windows or doors...

nope never been interested in working on new builds i'm not rough enough.

i did have a look at one job once and decided it wasn't for me when i saw the sterling board joists. Thumbs Down

This won't surprise many in the industry...

Domestic work really is shoddy, but it's what happens when builders don't want to pay the trades to, or give them the time to, do their job properly (granted a lot of domestic "tradesmen" want to throw it in fast and get out with the cash anyways).

Also, quite a few builds were put on hold when the financial bobbins went belly up. Many builders will try to get away with repairing/replacing as little as possible, hoping that any problems that show up will be out of warranty.

Polish builders Wink. This is why I would never buy a newly built house. I've stayed in a couple and the walls are thin as paper and they fall apart from what my mates have said.

The house that you are living in is built to current industry standards ie shit.
The problems that you have encountered appear to have been caused by penetrating damp. It's likely that the flashing between the main structure of the house and the flat roof above your bay window is defective. This defect needs to be rectified before you consider carrying out internal repairs.

Aha you bastards. The Radiator is one of two. The other is about 2x bigger. Not sure why they felt the need to stick the tiny one in the Bay window. Although it is a blessing in disguise, as I wanted to put the TV in the bay window when I first moved in, but because of the Radiator, I didn't bother.
Looks like I'd be after a new Tele now if I had.

In regards to the problem, I think Raffels is spot on the money. I've had it looked at by a retired Charted Surveyor and he said exactly the same thing.
Also, when looking on the outside of the building, the lead flashing looks to be different to all the other bay windows on the street, and ours is all pugged up with mastic where they've clearly had a problem when building the house.

I will be phoning up again tomorrow and the insurance are coming out to have a look at it.
Pretty sure it's going to come down to the NHBC because it's 100% NOT storm damage, the storm has just acted as a catalyst to the problem.

Carpet is soaked, and starting to smell damp now, and since the photos, all the plaster has started to fall away on the window frames, inside the bay window. So I'm pretty certain it's all gonna be coming down for the repairs. I just hope it can be done over a couple of days, rather than weeks. Confused
