I think a 'someone' you don't know who had good references and job is a best option.

I had a work colleague move into my place some years back, he used to leave his plates, cups and anything else in the living room, i used to get fed up with it and dump it all on his bed that was covered in dirty clothes and damp towels.

He was a slob, did nothing but make noise and a mess but booting him out would just make more trouble than it was worth, eventually he was sacked and buggered off on his own but I wanted to slit his throat.

Never again.

Try gumtree? Perhaps join one of the selling pages on facebook like mk classifieds and put it on there, at least you will be able to get some info on them if they message you.
