Evening chums,

I arrived in Southampton Sunday. I thought I was quite working class, until I saw the hotel room I had booked. It looked like a Vietnamese prison cell with blood, vomit and "other" stains on the mattress, sheets and carpet and it stank of sweat, cigarette butts and stale beer. Luckily the pub downstairs was a stab happy hell hole so I doubt I'd have lived long enough to hang myself... Anyway, I found another hotel, and have since found a room to rent as a lodger.

Is there some form of default tenancy agreement I can print out and both of us sign, guy who owns the flat is somewhat clueless and I'd like to get it in writing that I will be leaving a month deposit, and only need to give 2 weeks notice to leave (when I find a proper house).

Any suggestions? Been browsing gov websites but yet to find a standard tenancy contract.

Cheers Karma Thumbs Up Thumbs Up .

May I suggest you don't go down the tenancy agreement route, it is not necessary. A simple licence agreement should be sufficient and is more appropriate where you're renting a room in the householder's home and he also, lives on the premises. A licence agreement can be verbal.

Google licence agreement accommodation or housing licence

I may be wrong in this case but i thought any deposit for housing had be be placed in trust/bond etc so he can't blow it on a holiday and be unable to return it at the end of your stay.

I'm going to agree with Swampy.

The only good thing about Southampton is the A27 out of it and should you want to go faster the M27 is a good option.

Correct. Needs to go in a Deposit Protection Scheme. If it's all above board, anyway.

Chances are it's not going to go into such a scheme, so it's worth being aware that if it isn't, he is a) not entitled to take any deductions from your deposit, and b) if you have to go to court to claim any of it back, he may well be obliged to return your full deposit plus 3 times that amount by way of compensation.

The Tenancy Deposit schemes don't apply to licence agreements. They are a lot less formal because you are effectively getting a licence to occupy a room in the owner's home, not a full-blown tenancy.

Such things aren't really valid though. If you have a lock on the door then you have a AST, whether the agreement says license or not:

https://www.crisis.org.uk/data/files/Private_Rented_Sector/Factsheets/04-13_FACTSHEET_ASTvslicenses_Final.pdf

Licenses are for use of a space. Tenancies are for exclusive use of a space.

After some deliberation, I decided I'd rather have someone clean my room, cook me breakfast and let me leave with a day of notice. That, and it occurred to me that I'm not a sociable manchild hippy so I don't want to share a house. Alas, I'm staying in my new hotel until I can find a house fit for a human.

From the gov website though, as a lodger with a live in landlord they don't need to use a deposit protection scheme. I'd still have insisted on it but apparently not obliged, not obliged to have a written contract either. I wanted one so I could put in my terms of only needing to give a week of notice, rather than pay monthly=give a month notice.

Btw you soft cunts must have very high standards, most of Southampton seems rather nice (rooms in that pub excluded), I lived around a lot worse.

I consider her as thick and uneducated as anyone who hands over 800 quid to a stranger without signing a contract. She is considerably more inbred than most though.
