It is obviously a scummer landlord, of which there are far too many.

Go to court, provide evidence your evidence win.


Find somewhere else.





















Of course if I were younger I would be tempted to do this. Block the sink, and put towels under the doors and use a hammer to smash one of the taps to flood the place and cause massive structural damage.


Must have been poor maintenance, as when I was there everything was broken.....


Older and wiser I would simply go to court, win, then find some other place.

£400 in rent for a dump? I'm paying £400 now (admittedly in a houseshare) and I'm living in an awesome place!

Saying that, my first rental was £450 for a 2 bed terrace that was falling apart and that one didn't have bills included.

Anyway, sounds like the best thing for you at the minute is evidence. Write everything down, dig out copies of everything with a pound sign on it and possibly record conversations with the landlord. Remember, you have more rights than she does here.

If the LL is a relative this all boils down to whether you want to be as shitty as she has been or whether you want maintain "family" relationships.

She is well outside housing law on several counts and making your GF work for her for less than NMW is illegal and I wonder where the LL stands on PAYE, NI etc.

If you don't care about ending the "family" side of things, counter-claim citing all of the above. Get the police involved because you're suffering harassment and your GF being subject to forced labour.

If you do want to preserve the "family" side you can't do anything except pay up and reason with her. She doesn't deserve such civilised treatment though.

In the meantime find another place ASAP.

when you find somewhere else, lift a few boards, do a 1 + 2 before replacing them.

Do this as many times as possible, Also if you have any frozen meat, cut it into golf ball sized chunks, and find as many out of sight little holes as possible to hide it - behind skirting boards, air vents ( if wall is cavity you can put a fair amount up there just be unscrewing the plastic vent cover) Twisted Evil Twisted Evil Twisted Evil

The rent should be whatever it says in your contract. If you don't have a contract (to protect both sides), then you're not tenants. You're squatters, who felt like occasionally giving the owner of the property some money.

If you provided a deposit, I assume you were shown proof that the deposit was kept secure by a third party. If not, that gets a bit sticky for the landlord.

Regardless of the outcome, it looks like you'll be moving.

Yes, it'll be shortly but i seem to have accidentally dropped a hammer in the bath i fitted while changing a light bulb and the boiler needs a new circuit board as the one that was in there seems to have fallen out.

If it is a council flat being illegally sub-let, sit tight, pay not rent, stick the section 6 notice in the window for the supposed-landlady, flip her the bird, get a job with someone who pays proper wages, and wait for the council to send you a date of eviction.

None of it will help very much at the housing department if you apply for homelessness, other than that if you are officially evicted whether by the landlady as a private owner, or by the council as the landlord, you didn't make yourself homeless (a very important point of law)

But its actually a moot point in this day and age of councils never having any housing stock anyway. Rolling Eyes
