Hi guys, does anyone know or know of any "we buy any house" type people, someone who isn't a rip off artist or will want to drop the price at the last minute. Anyone have any experience of these?

we have tenants who are vacating house in late january, quite nice three bedroom detatched with garage, house is only about 15 years old. We're thinking of cutting back on the rental buisness and would sooner sell cheaper than have to wait months, paying council tax etc for no return.

No experience, however, I've always viewed them as similar to wonga crossed with webuyanycar.whatnot

often they advertise "about to be repossessed, sell to us, cash buyer pay your debt" kind of thing so they're used to people needing the money and taking what they're offered.

most house sale / purchase involves haggling over stuff like wiring being up to standard for when it was fitted but not the new standard that came in last week, knock 2k off and don't bother upgrading etc so they'll probably want to haggle same as anyone

Their business is based on buying a property at below market value so they can sell it at market value.

They make the profit by doing the waiting.

So no... By very definition they will not pay you a decent amount.

However, advertising at 12% below market with no offers through a well briefed agent will likely get sold (stc) within a week. I say 12% because 6-10% is the normal minimum discount and you want to add quick sale on top of that.

I've had an offer from one firm, they want to advertise it for 8 weeks, if it sells they will pay me, if not they say they will pay the offer price, I don't really want to wait 8 weeks plus if we decide to go ahead with selling.Offer price about 80% of supposed value, two independant valuations required so value could alter quite a bit. Another firm say they pay 20 to 22k under market value, again after two valuations ( house is cheap at full value )

I've PXed a house. I imagine the process would be similar, except that the price you get offered will be lower. We PXed for the sake of convenience and security when buying a new-build (guaranteed buyer, aligned completion dates etc).

There are a lot of hoops to jump through. We had to have a gas safety test (which was the standard landlord's one) and also an electrical test which was more thorough (sockets off, consumer unit in pieces etc) but they only seem to care about it being sound, rather than up to current standards. Our 30 year old consumer unit had no RCD for example, but they didn't seem fussed about that.

They then gave the property to 3 estate agents who all competed with each other like mad - double-booking viewings, sending people round at 30 minutes notice (although always asking permission, sometimes twisting our arm). This was the unpleasant part. One arranged an open house. The company managing the whole affair didn't even stop when they got an asking price offer, stringing it out for a few more days until someone offered over the asking price.

Frankly, it's the only way to buy a new-build, if you don't want to be in the position of having exchanged on your purchase while your buyer can still pull out. But if I was selling a house without having to line it up with a purchase, I'd just price it for a quick sale and do it the old fashioned way.

House is mid way between Doncaster and Rotherham, close to the motorway networks M1 M18 M62 etc

some of the "we buy any......." say thay can complete the deal between 3 and 7 days, no viewings, well only by valuers, no signs no hassel, theres been at least one valuer, the second was due yesterday, the tenant wanted me to cancel this, they really dont want anyone coming around, dont know the vaue they've come up with yet.

A house will sell quickly if it is priced right. Why add a third party who wants a cut?

When I was looking as a FTB a few years ago, I put myself in a very good position to move quickly, everything in place with a huge deposit.

I tried to buy three houses, that were very good value - all got sold to cash buyers within days who could complete quicker than me with a mortgage (albeit, agreement in principle, LTV way below any limit based on a valuation so mortgage wouldn't have been a problem).


Oh, and I think house prices are due another correction soon - especially London which is going the way of Dublin!
