I have done a fair bit of homework on the costs and competition etc. And to be honest, as long as it's only a few visits per year, the cost is pretty low. This would be very different if we looking to make a living out of it (if that was even possible with only 2 or 3 bedrooms). The costs would then start to rack up.

At the end of the day the house will be ready for people to stay. The direct costs of having someone stay & providing breakfast is only a few euro. Yes, there are other indirect costs, insurance etc. and I do need to tie down those costs better. But it's difficult until I know what it is we'll be offering.

Yup, that's the sort of people we are Very Happy I really doubt we can't make enough to live on as we prolly won't start spending on building until we're earning, and our building pot could keep us going for several years if we chose not to do up the house next door. By this time, one of my pensions will have kicked in which will bring in a "few bob" Wink Once you are mortgage free the options on earning money opens up massively. It's surprising how little money you can live on if you have to.

I suppose it does seem a bit mental to some people, but I view my redundancy cash as money we'd never have had, so I'm more than happy to gamble it on something like this.

Even if the worst happened, and we spent everything and had to come back, it wouldn't be the end of the world. Both the me & the missus have pretty good qualifications & experience and have been able to pick and chose our jobs in the last few years. So starting again doesn't worry either of us too much, and we'd have a house owned outright in Italy. And, we do have a couple or so assets that we could sell to make life fairly comfortable until the main pensions kick in, which isn't that far away Crying or Very sad

Hi, just found this thread. It's a reasonable idea but your situation is very different to ours. Our place is huge and caters for large groups of bikers, check it out if it helps for inspiration: www.ridelimousin.com

Make sure if you spend any money specifically to make the bikers accommodation that you can get it back if you sell the house for any reason and it isn't just money down the drain. (I.e you add significant value to the property by extending that "pays" for the work you do)

Also in Italy watch out for bribes that need paying for any construction work as these fees can soon mount up! Laughing

Hi Bud, been reading your blog with interest. Huge karma for what you've done, seriously impressed with what you've done to the place Karma Thumbs Up

Yep, what we're doing is very different from you. We are just thinking about this as a top up, or just one more finger in a pie, if you know what I mean. We have about 7 or 8 business ideas, and if we can, we'll be trying them all out. None of them involve any great startup costs, but then none of them are going to make us a fortune either. It's a case of trying to get income from as many places as possible and see if anything really takes off.

As the 2nd house is in such a state I think whatever we do to it will add value. The idea for us is that really, this will be just extending what I'll be doing anyway. I do want a large workshop that has enough room to park a few bikes in, I'll also want an area that I can store my kit. So by my thinking, it won't take any more effort to make it just a little bit larger for other people. We have a couple of rooms that we don't really know what to do with at the moment, so there's more than enough space.

One thing we do have that I really don't want to get rid of, but am struggling to find a use for is a 2.5m wide pizza oven that looks to be a few hundred years old. We think the 2nd house may have been a bakery at some time Very Happy

We do have a chunky contingency pot for bribes and other unexpected things Wink

Having multiple revenue streams is the way to go if you are being realistic. This is why at Ridelimousin we do guided road tours, guided off road tours, off road motorcycle hire, evening meals, and we are also making a holiday gite from a ruin. That way you can make an income even if one area is not proving popular.

Since we started up we have seen other places open up that only do one thing (e.g road tours) and they struggle to get any bookings at all due to the fierce competition in their chosen area.

Yup, that's been our thinking. TBH, we're not too concerned with being able to earn enough to live on, it's how to we build our pot so we can invest in the 2nd house that's going to be the trickier bit.

This idea isn't going to make a fortune, but every 100 euros buys us a few more pots of paint, or bags of plaster etc. Very Happy

You planning to do all the construction work yourselves? Amazing how much money this saves. For us to have a builder make the gite from scratch would probably have been about 30k euros.

I reckon we will have it done to a good standard for maybe 4 thousand.....

Prolly get the 1st floor & the roof done, but do the rest ourselves, if we can Thumbs Up Need to check up certificates etc. and see if it's like the UK Crying or Very sad

Too bloody slowly Crying or Very sad Our buyers pulled out in October and it's been very quiet on the housing market. But we have had another offer which we're hoping to complete on around the beginning of April.

We are waiting on the survey report and to fix a date for exchange, which we hope will be in the next couple of weeks.

We moved a bit of finance around and bought the Italian house in November & spent a few days there.

A tiny little hamlet called Colle Calzolaro, it's about 20 minutes from Perugia, Umbria. It's also about an hour or so from both Rome & Florence Very Happy
