Cost of new porch & windows?

We bought our house around 3 years ago, completely gutted the place as it hadn't been updated for some 20-30 years - so we started fresh. The last things on the list to do are porch & replacing the windows.

All the houses in our area have walls outside the front door, which most people have converted into a porch. The original windows in the area are full floor-ceiling however most people in the area have had the bottom halves studded & tiled in. We'd like to do the same with our house, I just have no idea what it should cost us.

-3 full length bedroom windows studded & tiled in with new windows in top halves
-Bathroom window replaced (is quite large)
-Front living room window replaced (more or less like for like)

- Pitched roof added to existing wall
- Window cut into wall
- Composite door
- Electrics
- Plastering

I've just had the first quote back from a builder recommended to me by a colleague - £12,200 + VAT = around £14,500 all in. This to me seems like quite a lot?

I stole a picture off Google Maps of the sort of thing we want, the other picture is how our house currently looks. We had originally planned to have a flat roof to match next doors but prefer pitched as it looks more modern. I'm not sure how much of a bearing this has on the price either?

So, you need to add a front door where there wasn't one before.

How do you normally get into the house?

Yes they are cheaper, yes they also do a great job.
Lithuanians are also worth seeking out.

Evidently not Shocked I have a couple of other quotes coming back so will see how that goes. Was just quite surprised with the first quote! A new bike would be lovely, but the windows desperately need to be replaced.

Thing is to do it properly you ought to have insulation under the floor etc etc.
If it's just a place to stick mucky boots rather than becoming part of the house it might not matter but to comply 100% with building regs it will cost you.
I wouldn't skimp on it to be honest and that price is not far out - there's a lot of work to do it right.

This is the quote word for word if anybody is interested;

N01 Replacement of Lounge + 3 X bedroom 1 x bathroom windows, price includes blocking up under bedroom window to rear of property, supply and fit hanging tiles, lead work, insulation,plastering, window board and skirting
N02 Front extension. Remove pin tiles from front elevation to enable reconstruction of roof, brick work, cut out and install new window, door and side light, pitched roof, pin tiles to match,insulate and install new floor, stud out internally, insulate, plaster board and plaster, build cupboard, pair of doors supplied and fitted as discussed,remove exsisting plastic door replace with new half glass door,electrical one centre light one double socket and one external light, supply and fit guttering.

Price for the above including plant, labour and materials

£12,200.00 + VAT

That's two men for a week plus snagging and about 2k in materials by my reckoning. 12k is a lot to pay imo, however if that is what the market dictates in your area....

Half that amount would be more than generous.

Glazing units are much cheaper than you'd imagine at trade price.

Get quotes elsewhere to confirm.

I can confirm, glazing is surprisingly cheap at trade price.

We had about 7 large sealed units replaced around our place by a friend who used to fit windows/glazing for a living but still has access to trade accounts - from memory it only cost us about £200.

We've just had new composite front door, back door and back garage door, 10 new windows including one 8 foot wide bay and most of the units replaced in the 19 foot long conservatory for £4,500. Took 2 guys a week give or take.

Safestyle wanted £5k for the 3 doors alone but for a one time only special deal if we signed there and then despite my wife telling him to get out and my 4 month old child crying because it was clearly way past her bedtime they could do it for £3.5k.

God only knows what they would have wanted for the windows as well.
