Although the market fell in value we didn't have massive numbers of of home owners defaulting as the sub-prime market wasn't as extensive in the UK due to regulation of the banks. Thus there was no place for huge corporations to set up into, plus housing associations were probably buying property at auction which were then rented out on a not-for--profit basis.

I think corporate landlords would be a good idea provided there was legislation to encourage the initial purchase while limiting their expectations. Buy-to-let would be seen as a long-term, slow-return but safe investment rather than the urgent recovery a private landlord needs, allowing reduced rents.

It's not a blame game Nobby. It's pretty obvious that half a million immigrants a year have to live somewhere. Half a million immigrants a year use the NHS. Those are facts.

Look up how much the UK (Englands) population has increased in the last 20 odd years and tell me it doesn't have any effect on housing. Way more people have come in than homes have been built, the results aren't rocket science but people seem frightened to say anything. Maybe because the resultant cry of 'you racist' scares them.

Of course it's not the whole picture but turn the clock back, remove 15 million from the countries population and I guarantee house prices and rents would not be where they are now.

The reason I focus on immigrants is that it's the only form of population control we have.

Edging towards some hybrid between Housing Associations and full-on greedy corporations, interesting Thinking

What I'm trying to get at is while statements like "there are too many greedy landlords!" are succinct precis of market feeling they can't form the basis of policy. Unfortunately we've gone with the "lions led by donkeys" form of government so a reasoned strategy is unlikely to be forthcoming Wink

It's all about messaging. Fiddling with various tax rates and reliefs sends a message to the market about were to put your money. But from what I've understood from the budget, the message is "tradition investment (shares, bonds) are no better than property" in that they've raised the tax rate on Capital Gains which is the exact reverse of what we want!

Much is said about Trump drop kicking Ukraine into defeat but I've only ever seen him say "people are dying, that's bad" and a desire to sort it out sooner rather than later. This is why people hate him, he sounds far too reasonable.

Yes but his answer seems likely to be to withhold support to Ukraine and force them to give Putin the land he wanted. Lives will be saved by kowtowing to the aggressor (forgetting those already lost), at least until the newly emboldened Putin decides on another adventure.

Considering he has pretty well exhausted his armies fighting Ukraine, I can't see him trying it anywhere else in his lifetime. NATO, even a somewhat hamstrung NATO would annihilate them if he tried to expand into an alliance country.

I dont think he'd have to.

Looking into their recent presidential election was eye-opening. Going by just the votes in Moldova, the pro-russian candidate won. Sandu only won because of the European diaspora votes. The Moldovan 'Russian' diaspora numbers over 150,000 and only 10,000 ballot papers were allocated there.

That's the opinion from Reuters and Associated Press (and therefore the only talking points for the MSM) but the articles are very light on actual quotes. When asked about it directly on Joe Rogan he refused to go into details "...as that would compromise the deal." Fair enough you might say.

IMO he doesn't have a clue what he's going to do. It was just part of his general message of cutting back unnecessary spending and the reality is he couldn't give two figs about Ukraine either way Sad

Trump has said he’d fix the problem with a deal on day one, and unless that deal meant a full retreat from Ukraine the aggressor will have won something. On the other hand it’s possible that there is a region of Ukraine that actually does want to be part of Russia. I think I read that suggestion somewhere.

Politicians say a lot of things. I don't doubt Trump will appoint someone to take a very hard look at the situation in Ukraine but he's promised an awful lot of "Day 1" objectives. That being said, up until the election result he was rumoured to have been paying his soon-to-be Whitehouse staff out of his own pocket so maybe he'll have actually put in the work before his fat ass occupies the big chair in the Oval Office in any official capacity. Not holding my breath though.

Trump just needs the photo-op of him, Zelensky and Putin sat down in the same room to brag he's done more than anyone else to try and resolve the situation.
