I've been living at home (with dad, not mum) for the last few years for money saving purposes.

I want to move out asap now as I'm finding it's becoming stiffling. It's strange, I feel like I'm increasingly being treated like a child again, and bizarrely, I'm beginning to behave like one because of this.

Although I've not always lived at home (lived in girlfriends house, then uni, then with several mates) I've never been in a position where I had to worry about the details. I've not had to 'search' for somewhere, and when it comes to bills, I've just thrown money about to cover my 'share' of things.

So it's all a bit new to me. I'm not sure exactly what tricks I should be looking for when dealing with landlords etc, what scams to look out for?

Any advice on the best way to get a place, cheap, and quick? I'm not really interested in sharing, etc, been there, done that, I want my own place now.

Not had any "scam" issues myself, but I rent through the council so it's pretty easy.

As for finding somewhere quickly and relatively cheaply, google is your friend. Should show you your local letting agencies and what properties they currently have...

if you rent make sure theres a contract in place, that youve read fully and are happy with.
things like who's obligated to repair faulty/broken appliances etc, obviously this should be the landlords responsibility but most will drag there heels to get things fixed, if you have it in black and white things must be fixed etc
and also find out exactly what the landlord thinks is acceptable "wear and tear" a lot of them will try anything to keep your deposit.

Unless money makes the problem moot, I'd be far more concerned about finding the right area. I lived in some crapholes when I was younger, and believe me, saving £50 a month on rent isn't worth it when you have neds banging at your door at 2am requesting "Dinnae call the Polis, just gie's a knife so's Ah can stab that [FINE FELLOW] doon there who's efter me."

Renting off family and friends is sometimes easier and cheaper it can go nasty when there are problems. Have a look on the main websites like Rightmove and Findaproperty, places do get snapped up quickly so go and view something as quickly as possible and if you like it get your deposit down.

I've rented off a friend and that was a disaster also rented from a local company and they tried to take the deposit but by putting my foot down they got nowhere. Read the tenancy agreement carefully. If the house has an alarm system find out how it works and who is responsible if it goes wrong.

When you find a place make a note of the Gas and Electricity readings and shop around for the best deals. More importantly phone through the readings when you leave as the amount of people I know that have been stitched up because they didn’t is unreal. I personally take photos with date and time stamps.

I always photograph everything before moving in and when leaving and I pay for a professional to clean the place when I leave that way the agency can't say its not been done as you will have a receipt as evidence.

As for how quickly you can find a place, it could be a couple of days or if your picky a few months. It all depends on what you want and where it is you want.
